They never sent me a lease, claiming that it was their client and they were afraid of me going direct after the term of the lease (one year). I thought it was odd that the owner of the property does not get a copy of the lease.
They never sent you a lease? This is unbelievable! Is this a licensed realty company? Sure your contract is with them, and the tenant's contract is with them and not you, but we always send a copy of the Lease to the owners. their application is confidential of course, but not the terms of the lease. When you can record a lease making it public knowledge there is no reason not to give your owner a copy in my estimation.

If we had a maintenance call on a dryer and the bill came in with "lint removal" you better believe the tenant would be charged for it. Same for clogged plumbing unless it's tree roots. Also, regarding pest control our leases say that for houses, the tenant is responsible for routine pest control and for condos inside pest control. Now, if there's an invasion of carpenter ants or termites the tenant is not responsible but we cannot assume responsibility for all pest control because you can't govern how clean people are where roaches are concerned. The amount of the bill (as in the "under $300" being tenant's cost) is irrelevant because you are required to maintain the property in not only a safe and habitable condition but maintain it to the standard at move in - such as appliance work, lights work, that sort of thing.
