Highrise properties are very strict when it comes to renting the HOA will charge additional fees to do back ground checks and credit checks besides what you would ask for. YOU can pass those fee's along to the renter. The minimum time you are allowed to rent in a highrise is 6 months, also some highrise properties will ask for an additional deposit from the renter to cover any damage to the common area's while they live there. Also some highrise properties HOA's will ask for a deposit if you are going to have movers and handymen coming in and out the deposit is returned once the work is finished and there has been no apparent damage to the common area's.

I have noticed that Trump Tower has lowered their prices significantly.
If you get the smallest unit the HOA is $365.00 a month, however if you go larger the fee doubles.

The two really do not mix. The south strip has a number of places convenient to the strip where you may actually break even or make a little money by renting. Any real return will come from appreciation which occurs only if Las Vegas comes back in a big way eventually.

You can go off into the more distant regions and buy small condos that will provide a reasonable return immediately. Many are not convenient to the strip.

What is it you are trying to do?

i am more looking for an investment. i heard some places you can buy 60k -70k condos and rent out for 800$ a month. is that wishful thinking or is that realistic? what kind of own/rent ratio can i get on the south strip? and when you say distant regions, where is the best place to make an investment?
