I am looking to buy a vacation condo in vegas that is close to the strip (within 10-15 mins of driving), safe, and easy to rent out when i am not there.

which zip codes should i look in and which should i avoid?

YOu can buy a condo hotel. Some of our posters have had good luck with the MGM Signature. You are talking about low 100K. Likely need cash. These places provide enough cash to cover their expenses. They are unlikely to yield a reasonable return any time soon though they may appreciate a lot if and when Las Vegas comes back.

Regular condos are not suited to renting when not present. Basically you need to rent for a substantial period...which says you can't use it when you want. Some condos convenient to the strip ban rentals and others require minimal rental periods.

I'd suggest Panorama towers, close to strip, upscale, very very safe(excellent security team), and easy to rent when you are not staying there. Easy access to main highway and now city center as well. Lots of celebs, poker players and business corps rent out temporary there. They're on dean martin, I'd suggest contacting their office team.

thanks for your advice. i dont mind a long term rental condo, i probably wont go to vegas that often. keeping it occupies is a higher priority than vacationing. just trying to get a feel of which areas i should and should not consider. which areas do you recommend?

i wouldn't touch a strip condo right now... imo a lot of room for prices to fall.. and that coming from a realtor...

what about condos near the strip maybe 5-10mins away? more price drops or fairly stable?

all condos over 150k - drops coming imo... way to hard to get financing.. think about resale

Are you trying to make an investment or looking for a vacation place?

The two really do not mix. The south strip has a number of places convenient to the strip where you may actually break even or make a little money by renting. Any real return will come from appreciation which occurs only if Las Vegas comes back in a big way eventually.

You can go off into the more distant regions and buy small condos that will provide a reasonable return immediately. Many are not convenient to the strip.

What is it you are trying to do?

Personally I will only consider Summerlin, Henderson, or Spring Valley.
Summerlin and Henerson are too far away from the strip by your definition.
So you may choose Spring Valley (West of Decatur); it is just 5-10 minutes west of the strip.
This is bascially the center of the valley, close enough to the strip to be convenient, but far enough for some peace. It is definitely not as good as Summerlin/Henderson, but there is always a trade off.
Properties in Spring Valley rent out pretty quick if you price them correctly.
