I live off the 215 at Buffalo. I love the area. It is quiet with shopping and a hospital in the area.

89147, closer to the strip is 89103...nice houses around the 89117 (just north of Spring Valley and East of Summerlin) Also 89118 newer houses (some doubled in price since 2010). =(

Homes in Spring Valley and these are all centrally located in the valley a short drive from the Strip.

There are plenty of brand new communities rising in Spring Valley, here is one of them.

Does most of Spring Valley have an HOA? If not, how are the non HOA areas?

Spring Valley is pretty solid on everything except maybe higher end restaurants. It maintains that 24-hr feel about Las Vegas while being close to the strip yet not far from the mountains either. I couldn't find a house for the right size and price range that I wanted, but my short stay there was great. And IKEA will be there soon enough

For higher-end dining, you just take Charleston up to Boca Park.

The dining options (not high-end) around here are one of my favorite things about living in Spring Valley.
In one shopping center alone we've got Metro Pizza (you must try the baked ravioli), The Fat Greek, The Boiling Crab ( How can you NOT love a restaurant where they dump your food in a plastic bag on your table and there are no plates or silverware?

Ricardo's makes a good prickly pear margarita, and there are a couple of other restaurants that I've yet to try in that plaza.

We are getting a new Blueberry Hill down the street as well. Can you tell that I'm hungry right now?
