Rent Rent Rent Is Anyone Out There Older Than 20 That Has Seen Realestate Bubbles Burst .i Have... After A 5 Year Run It Dont Just Pull Back For A Couple Of Month It Crashes And Stays Down For Years So Chill Out Supply Is Up 1200% Yes 1,800 Homes Last Year On The Market Now 23,000 Thats 1,200% Sounds Nuts When You Say It Like That , You No What Happens When There Is A Large Supply Of Something The Price Drops Ok You With Me So Far Now What Happens When The Demand Drops Like New Loan Applications Down 75% From Same Time 15 Months Ago . Prices Crash It Will Take A While Because Sellers Are Going To Stuburn Its Hard To Face That Your House That Was Worth 350k Last Year Now Is Worth 250k But As They Get Desperate And Have To Sell They'll Have No Choice But To Lower So Dont Go Buying Now ... Plus Alot Of Them Bought For 150k So 250k In 5 Years Is Awsome . But Because It Went So High Its Hard For Them To Focus On 250k As A Good Thing Cause Greed Kicks In If It Never Went To 350k They Would Be Happy As Hell To Get 250k In Just 5 Years Agree

Lay off the speed, man....you're babbling like an idiot. And try a litle punctuation- your post is one big nonsensical run-on sentence.

My advice is to live to the west. It's a nicer environment.

We have seriously been watching Las Vegas property for over 10 yrs. now. Many of the homes and areas we looked in appreciated ridiculously over 100% since that time. I would never consider buying new but feel a good priced resale is a good consideration.
Every area has its drawbacks. To the op raving about Texas, if you love Tex-Mex and other things to do with Mexico, you will be right at home. As far as Raleigh, North Carolina, another excellent price point with very reasonable taxes but the humidity is enough to knock your socks off and if you want to be hugely accepted, let's hope your name is Buffy Elizabeth Sue Taylor and your grandparents came over on the Mayflower.

I have to seriously admit, bumping this thread up and reading over the opinions on Las Vegas real estate from over two years ago was interesting to say the least....
