Does anyone know of a Las Vegas-area custom home builder who is willing to build in the $400k price range? We want to build a small, but nice, house exactly the way we want it (and all the production homes builders in the area understandably seem unwilling to change their already approved large square footage plans to meet our special needs). I found a number of Las Vegas-area custom home builders online, but when I looked at their spec homes they're all in very high (>$1M) price ranges. We just want a small house built exactly how we want it, if that makes sense.

I have nothing to offer you other than hope! Don't be afraid to contact the builders even if they are building out of your price range.

You would think that smallish custom home builders would be in demand. I have always lamented the fact that the valley doesn't have much in the way of small, niche market customs out here.

Let us know how your search goes and don't give up on the idea of finding a home resale. It's currently less expensive to buy existing than build.

You're definitely right about the less expensive resale market, although we just spent two years renovating our last (Wisconsin) resale home to get it just the way we wanted, and now we have no renovation energy left.

Just curious what you're expecting you'd be able to build for 400k? I believe price to build is running around $115-$125/sf not including the land, that is assuming utilities in the street at the property.

I previously started with UBuild It going the owner builder route, but they have since closed up shop.

There are lots of hungry GC's around, you should be able to find someone to GC for 10% of the cost to build.

I've seen some good deals on land and would love to be able to build, but to build a 3000sf house on 1/2 acre, I can't see how it can be done for less than 450-500k (incl land) and how does that make sense when you can buy a very similar house for between 300-400k. You have to be willing to pay thru the nose (right now anyways) to get exactly what you want.

ON smaller high quality houses I would expect around $175...bigger houses make it in the cheaper bigger rooms. And I agree on the GC cheap..and you can get some of the people who would not normally do it.

I recommended one guy to him...who will work well if you like his style. He does things like stained concrete floors...and such. Does some really nice ultra houses but that is too much for todays environment.
