Default Anyone familiar with Arlington Ranch condos... ?

They are in the area of Blue Diamond and Durango. I've found some stats that say this development is about 75% owner occupied, and about 25% rentals, which seems a good mix for keeping problems reasonably low.

How would this commute be to the northern end of the strip? About 25-30 minutes? I've mapquested it, but it's hard to know how traffic will affect the drive.

it really depends on the time of day, i seriously don't think it would take 20 minutes...

What do you mean by the northern end of the Strip? Do you mean the Sahara? That could take an hour some times. Or you could get lucky and take the freeway and get there in 25 to 30 minutes. You would have various choices of routes. Durango to I-215 to I-15 to Sahara. Or take surface streets all the way. Or take Highway 160, (the Pahrump Highway which is erroneously referred to as Blue Diamond Highway by the Johnny Come Latelys) to I-15 to Sahara. But all those routes are messed up and it would be a slow, frustrating commute most of the time in my humble opinion.

Plus don't forget that every other week they are doing road work on most roads in the valley to further mess up your morning and evening commute.

Here's an address... 8648 Tomnitz Avenue, Las Vegas, NV 89178. And another... 8798 Tom Noon Avenue #103. There's a number of 2 & 3 bedroom condos for sale and/or rent. I believe this complex was put up 1-2 years ago, so it's reasonably new.

I'll be working at the Sands. Right now the offices are off the strip, but when the Palazzo is finished there's a good chance the offices will be there or back in the Venetian.

LOL, Buzz, the **MAP** calls 160 "Blue Diamond Rd"! I don't want to stand out as a newcomer, but what's a gal to do???

I'm fine with a half hour commute, but I sure don't want to be stuck in traffic for an hour. And this is just temporary... we'd be renting for probably a year, until we get used to the valley and decide where we want to be on a more permanent basis.

Blue Diamond is how everyone except old sticks in the mud refer to the street. This area is one of the fastest growing, but the traffic problems out there are the worst in the city right now. If you budget a half hour you should be able to get to the Sands no problem on most days.

If traffic is a major concern though, maybe you should look further north. The Lakes are a really nice area which would be on Durango due west of the Sands. This would virtually guarantee a commute of less than 1/2 hour.

They are attached single family homes not condos...technical difference in this case. All it really says is you own the land under the unit rather than just the air inside it.

Almost exactly 2/3 owner occupied. Likely some developer restriction. There may also be restrictions on renting.

Roughly an 18 month inventory of for sales (21 units). Flippers trying to get out? Losing value...part of sales are below break even.

Traffic in the area is bad and will get worse...and worse...and then better. In 10 years it will be OK.

near there, they are building a Carl's Jr/Anytime Fitness shopping center...

we were looking there, nice neighborhood, but the construction around it is pretty bad....

I think I'd call the Sands more center Strip than north end. Maybe slightly left of center. Ha, ha.

This old stick in the mud has settled down a lot when it comes to the California invasion and their tendency to take over our town and rename everything. But I see it as my obsession to set the record straight usually. Even the TV news people, who are supposed to get things right, seem to have dropped their attempt to rename the fabuously famous Las Vegas Strip, "The Boulevard". At least I haven't heard it in a while. The phone company has even gone out of their way to get things wrong by referring to Las Vegas Blvd North and Las Vegas Blvd South as North Las Vegas Blvd and South Las Vegas Blvd. That would seem to imply two different streets named for two different cities but North Las Vegas doesn't have a boulevard with its name on it, and south Las Vegas is unofficial too, as it's just part of Las Vegas as you head south towards LA LA land.

Whomever gave the info to the map maker that State route 160 was the Blue Diamond Highway probably had just driven up and the sound of their car door slamming was still reverberating in their ears when they gave their misplaced advice. Yeah, I know, the State is an accomplice since the off ramp sign has, Pahrump and Blue Diamond that away since the 60's, but those NDOT boys were never the top of their class. Nobody would want to go to Blue Diamond the long way around. They would just stay on W. Charleston (State Highway 159) until they came to it a little ways past Red Rock Canyon. And, by the way..it ain't Red Rocks with an S neither, you AZ guys.

Where would you people be for truth if it weren't for ole Buzz? Ha, ha.
