I would keep Emmaus or Macungie in the mix - both are nice areas with good schools and proximity to St. Thomas More, which I've heard good things about. Even if Catholic school is too expensive for now (I'd ask about financial aid) it could be an option for the future.

A lot of the boroughs are nice, but the OP said that they have to keep it ultra cheap. The easiest way to reduce daily costs is to have the means to get to work on most days without a car.
Since the University is near the best bicycle trail in the Valley, it would be nice to have that advantage.

I personally like Emmaus and Macungie, but winters are long here and I personally wouldn't want that commute over the hills between here and there daily. In the good weather, the back roads between Emmaus and Macungie are my choice of drive, they're pretty and fun to drive. The same is not true in bad weather and going all the way up to 78/309 would get old fast especially if there are other just as nice towns closer.

Do you guys think a lot more home will come on the market either for sale or rent this spring? Right now there is nothing, and the houses on the market are not ones I would bother buying (would rather rent than dump $$$ into something that doesn't really meet our needs). I know our move is still so long off, but I feel discouraged at the lack of housing options so far!

Yes, more houses will come on the market in early Spring. I would suggest contacting a local realtor up here and have them actively look for a house in your price range for sale or rent. With the scarcity of houses, one that pops up that is well priced may well go before you would see it if you are not looking daily.

Yes and no. There should be more inventory, but even still $170K in a good school district is going to have a limited supply at any time.
