Curly Horse Development in Center Valley
Thanks to everyone - this forum has been a great help in our home search in the Lehigh Valley. We are considering a move to the area in order for dh to be near the Newark Airport hub. I would love to be near the Promenade Shops and we are especially fond of Center Valley and the Southern Lehigh School District. We have children ages 5 and 3, so good elementary and preschools are of the utmost importance. Can anyone tell us about the new subdivision Curly Horse? We, unfortunately, missed seeing the subdivision in person when we visited last week. The smallest home and floor plan in that subdivision is our max with housing prices, but we like what we see in the builders website and would love to have input on those who know more details and even live there.

We have good friends that moved into a house there early this summer. It's within walking distance of Hopewell Elementary School. Nice houses and they love their new neighborhood. I think there are quite a few young families in there. Very pretty area. I think two of the open lots are on either side of our friends.
There are other developments going up (*sigh) within 10 minutes of there. There's one off of Blue Church road South, another off of Chestnut Hill/Grant (changes name) and others that are in the works. On the east side of 309 there are very new houses right off of Camp Meeting road which is the new cut-through to get to the Promenade shops.
You are talking about my area - I've had two kids go through the schools and my last one is in High School now. I've been very satisified with their education. In 2009 another school will open which will relieve the bit of crowding that's going on.

Thanks for the input toobusytoday! Do you know of the names of the new developments off of Blue Church and Chestnut Hill and Camp Meeting Rd? Would love to check and see if those are in our price range. I can do a map search on realtor.com, but often new construction does not show up on that site.

You know what, I don't know the names. I drive by them but don't even look at the titles anymore, but I can find out. If you don't have a local realtor, I know the names of a couple that live in this school district. We have had out of area realtors before and it wasn't until after we bought that we realized what they had missed. Do you really want new? Because there are some re-sale homes in older (like ten year old homes) in very nice neighborhoods where you would get more for your money. Two names that come to mind are Blue Ridge Estates and Tara Lee. Tara Lee is in both Upper Saucon and Lower Milford townships. I personally think Lower Milford has the best elementary, not just because the scores are better (and two of my kids went there), but the whole atmosphere is a little more pleasant.

We seriously considered Curly Horse this summer when we were house hunting, but in the end we couldn't find a lot that we liked - they were either too small or had power lines in the backyard.
I love the floorplans, but again, with the small lots that were left to pick from, it greatly restricted what model you could put on the lot. Also, the builder is very strict about not having the same model/elevation next to each other or across the street from each other, so it makes it hard.
As much as we loved Center Valley and the floor plans at Curly Horse, we just wouldn't have been happy with any of the lots, so we crossed it off our list.
It is literally in walking distance to the elementary school and close to the promonade shops.

Does anyone know what the taxes run for the lowest price one I think it was 370 something?
I am very intrested in them.
Does anyone know anyother develpoments around their with a price tag of 370 and lower?

Taxes for $350K in Saucon Valley will typically run $6500 to $8000 depending on the amount of ground.

If you do a google search on Upper Saucon real estate you can see listings. Most of the sites allow you to narrow it down by area, price, etc. It seems that all the new houses that are being built are in that price range if not more. It's probably less time consuming just to find a realtor and tell him or her just what you want.
