We've been in PA 6 mos., are currently in Bethlehem near Illick's Mill and really like the area a lot. However now that we are investing we'll most likely look into something a bit further from the city.

We are looking at townhomes anywhere from the Lehigh Valley Airport east to Forks Twp--Easton area and south to 78. There is enough available in new and existing construction but I'd like to find more specific information about the communities of Northampton, Easton, Forks and Palmer (and anything in between or nearby). Especially with reference to landfills and gun ranges, fracking sites etc. (it's almost unbelievable how many we've eliminated due to hearing gunfire as we toured the properties)...or maybe some links to sites that might provide this kind of information.
We are also finding it hard to find homes without radon issues...many have systems installed but we're beginning to wonder if there even are radon free, or at least low radon, areas.

We are becoming esp. hesitant about Northampton because there is so much for sale in the communities we've looked at...and the homes seem to stay on the market for some time, except for some new construction.

Agents do not seem to be very forthcoming with this kind of information and as buyers we'd like to be better informed.

Other things important are: easy access to 33 & 78 (to NY); recreational areas like parks, hiking etc.
We haven't found much that is walkable in terms of shopping, restaurants, but a short drive is ok.

Thanks....we got great information here when we moved from the midwest and were able to find a rental that was perfect for the first year while we got to know the area.

and...if anyone knows of a way to convince PA to not change the name of (SO many of) it's streets, 2 ,3, 4 or more times in a few short miles, our gps sure would appreciate it!!

I really don't know the area that you are looking at so can't help you with that. I will say that I don't know of any fracking in the area, that's more towards the Northern tier, specifically the North Central part of the state. Gun clubs are pretty common. We have one about two miles from our house. I hear shooting a little bit in the summer but it's not like people are hunting - they're just shooting at targets. Your realtor should be able to help you with keeping you away from gun clubs as well as land fills. They have to disclose that information, and will be more willing if you ask about it. Radon - you can't avoid that in Eastern PA. We had it in the house we moved from, close to the DE border, and we had it here in the house we bought. The problem has been mitigated though, so we don't have it now. That's also something that has to be disclosed.

If you want walkable shopping, you're going to have to look at a town. I know just a bit about Nazareth and Palmerton and like them both. I know there are lots of stores off of 33. Is that the kind of shopping you want?

Thank you...as for shopping, more along the grocery, pharmacy, bakery..small shop type ....we've given up pretty much finding much that is walkable, but a short drive is ok. I'll be sure to ask for copies of disclosure statements for any we're interested in too right off.

Use Google Earth to explore the neighborhood of each home. Some things like old quarries, junkyards, etc. may not be evident from just driving around on the surface.

Also, there is no fracking in the Lehigh Valley so that is not an issue.

Radon gas is statewide issue. Even if a house doesn't have radon remediation, it just means they are not doing something about. Somewhere on the EPA or is it PA state website, there are radon maps and some areas have higher levels than others. Make sure you have a radon test rider in your offer and have test done as part of the inspection. At best, you get a house with a radon remediation system or you get the seller to install one.
