I've never lived in South Allentown, but going by what I've seen driving through on many occasions, I would not recommend it--or anywhere near center city Allentown, for that matter. Stick to the west end of Allentown (roughly anywhere west of 19th St.) or Allentown suburbs like Whitehall, Coplay, Catasauqua, Emmaus, etc. Alternatively, there is also Center Valley, Coopersburg, and the north side of Bethlehem, all of which are good places.

We decided were staying away from Allentown. We are looking in both Bethlehem and Easton. Are both of the two safe overall Is there areas to avoid? Thanks!

The three cities have a much higher percentage of the housing units vacant or occupied by renters. Many people choose to purchase in the township where the taxes are lower and the percentage of owner occupied homes is much higher.

Percent of homes that are occupied by renters or vacant in 2010
52% Allentown City
54% Easton City
46% Bethlehem City
14% Bethlehem Township
9% Lower Nazareth Township
5% Lower Saucon Township

Lower Nazareth Township and Lower Saucon Township are the two wealthiest municipalities in Northampton County.

In Bethlehem, much of the south side (18015 zip code) is a tougher. It has traditionally been the destinations of immigrants since the 19th century.

Easton is gentrifying in recent years as people move there trying to escape the high cost of living in NJ. But it can still be pretty rough except in College Hill.

Allentown had a huge growth of Latino peoples from 2000-2010 (42.8% Latino), and is now has one of the highest percentage of Latino population outside of the Southwest states and Florida. Reading PA also had a huge percentage growth of Latinos. The Bronx is also largely Latino.

Allentown - 42.8% Latino
Bethlehem - 24.4% Latino
Easton - 19.9% Latino
Lower Saucon Township - 3.4% Latino

For your budget, I wouldn't avoid a town (like Allentown). I'd evaluate individual houses and then the immediate neighborhood. All 3 cities have nice, decent and awful parts.

I seriously doubt the original poster will find anything under $75,000 in a decent neighborhood in Allentown. To get a home within that budget, they would probably have to buy in center city, which would put them in the midst of neighborhoods they would not want their kids to be in (if they have kids). There are some decent people in those neighborhoods (I know from experience), but there are also a lot of problems that make a long-term real estate investment there highly questionable. How resellable will the house be?
