Default Eagles Landing, Nazareth

Hello everyone,

My girlfriend and I have been house shopping since October and finally found a house we like in Eagles Landing in Nazareth. I was just looking for some information from home owners or anyone who knows anything about this development good and bad. We found a house we really like. It has every upgrade feature. It's owned by a relocation company since the original owner relocated for work. There were two similar houses, but the one we really like is on Old Towne Rd in the development and already listed for over $100K less than the original buyer paid in 2006. We want to move forward with this house since it's best we've seen in our price range in the area. Just looking for all pros and cons of the neighborhood, builder etc.

There have been several posts about this development both with pros and cons....you may want to reread through those to give a general idea of the community. Overall I believe it is a very good community and have helped some homeowners in that community, so I believe it will promote a positive experience for you if the house works for you.

Jeff,

Thanks for the info. I found some of the posts and read the good and bad. The house we want has screens for all the windows, which was an issue a lot of people mentioned. Other than that the other issue was 2x4 construction which I unfortunately confirmed with the sales office. I would prefer 2x6 but are there any MAJOR negatives to 2x4 construction? I'm assuming they did it to cut costs. Other than that drainage isn't an issue with the house we checked out b.c the disclosure form said no water has ever been in the basement. I proper home inspection will also help bring any other potential issues to the surface.

Anyone else has any input. Good and bad, I want to hear it all.

We bought a Tuskes home back in 2002 and although we were very happy with the house, the customer service was horrible. Getting things fixed was like pulling teeth.

It's expected that all new construction will have issues, so to me, customer service during the first year is key.

Now, this was back in 2002 - 2005, so hopefully things have gotten better.

My wife and I are building in Eagles Landing right now. We have heard both the good and bad. We are hoping the good outweighs the bad. I know the street we will be moving into (Martin St) has residents that seem very happy with their homes and the development.

I know the two houses you looked at. Honestly, had they been priced the way they are now when we started our contract with them in January, I would have checked those two out as well. Both of those homes were listed in the 370-380K range just two months ago. If you like the home, I think down the road it may end up being a steal, esp. with interest rates where they are today. Those house certainly would cost more to build even with current incentives and at only 2-3 years old you probably won't know the difference.

Good luck with your decision and maybe we'll be neighbors in the development one day!

Thanks for the info. We put in an offer on the house on Old Towne Rd and they accepted. The previous owner paid $433k in '06 and we got them to come down from $339k to $331k. There was another offer placed before ours so we had to come in a bit higher than I wanted to get it, but it has every upgrade according to the property manager I talked to in the model home. We are getting an inspection done this Monday, and as long as all goes well we should be closing at the end of April.

We also looked at some houses in Creekside Estates across the street, but they were priced similar to these but no granite, less sq. ft and slightly older. Overall I love the layout of the house and just hope the inspection turns out well.

On a side note, did you look into the HOA bylaws? My realtor is having a hard time getting ahold of them. I've been in contact with the management company and they are slow to get back to me. I really wanted to avoid an HOA, but from what I've heard, there aren't any weird laws. What do you know about it?

Congrats on the house. That one on old towne is a big floor plan and I really think you did well for the size home. It is hard to believe someone is swallowing that kind of money from the purchase price when it was built. I remember the pictures of the kitchen too, and I thought it was really nice! We are actually paying a little more for probably several hundred square feet less, but we are just so excited to have this opportunity. I think most of that cost was more because of the lot premium.

I don't think there are any crazy bylaws that I remember. I have them somewhere (we just moved out of our old house this weekend and are in temporary housing, so they are probably packed up somewhere). The HOA fee from what I heard is somewhere in the upper $200/yr. I know it did just recently go up and some of the residents are trying to find out why. Really, it isn't terribly expensive in the big picture...I think it is just to take care of common areas and the retention basins.

Thanks. I think it's $55/quarter. I was told the laws are nothing like typically HOA stuff, just basic stuff, but hopefully the management company gets back to me tomorrow with the info just so I can be sure.

I would have liked a little bigger yard, or no neighbors behind me like the house on evening sun. But the floorpan on this house was too good to pass up.

Did you get one of the 1/2 acre lots?

No...our lot is only .27 acres I believe. It is perfect for us - a bit bigger than the smallest lots, but not so big that it drives me nuts. Like I said we are on Martin St...our house is the only one being built on that street right now...if you are up there, feel free to drive by.

Good luck with everything. We are closing Apr 30th so we will both probably be in around the same time...

We just moved into EL in Feb and are happy with the house. We are just starting to get driveway, sidewalks, etc.

Sandi @ the Tuskes office has been very good to work with to get things fixed on the punch list.
