I haven't been in either of those. I do like that area. My wife and I looked at the one on Edgewater for ourselves recently since it is on the water. I'd rather be on the Lakeview side of reservoir than that side. Didn't want my son to be turning left on Alumni Drive in a few years. I like your side of the reservoir better because you can get to Richmond Road easier.

All my friends lived up and down Lakeshore and 40502 when I went to high school. I remember The Island use to have guards at both ends. I had a friend who lived on Lake Clair Ct and put me on her "Frequent Guest List" so I could cut through The Island when needed.

Thanks for the advice, everyone. Lexingtongal, yes, we have driven around your neighborhood a couple of times, and it is lovely. With our budget, we would probably wind up with a house that needs quite a few updates, but the location and school district definitely make it one to consider.

I know I'm a broken record with this question, but are there quite a few families with young children in the Lakeview area as well?

There are lots of middle and early high school age kids and there have been recent additions of younger families. It's a mix. Most of the houses that back to the lake are older couples.

Anybody know anything about Boone's Trace? The homes look really nice, and the lots are much bigger than I've found anywhere else.

My brother used to live there. Its in Madison county. Not sure about their schools. I'm not sure about the price range of the houses. My brothers was over $500k. Nice houses but kind of remote. There's no running out for a gallon of milk.

Thanks, lexingtongal. The lack of a close grocery store is definitely a concern. I would have to become a better planner! There is quite a range of house prices, so we could stay within our budget. (There are also some beautiful, more expensive, ones - I'm sure your brother's was very nice, considering what you can get for the money out there.) My biggest concern with that neighborhood is the curvy little road you have to drive on from the interstate. It's not long at all, but there are a couple of sharp, blind curves that scare me a little bit to be driving so frequently... worried somebody will be flying around the curve. Did your brother ever complain about that or mention accidents on that road?
LEXpert - any insight on Boone's Trace???

I like Boone's Trace. Winter time would be my own personal concern since there are a lot of hills even within the neighborhood.

To me, if you are going to live out there, you need to be on the golf course or have a view. I think the houses without either will be harder to sell because it would be just another nice house in another nice nieghborhood in another Madison County neighborhood stuck out in the county. Of course, if you get a screaming deal when buying, that becomes less of an issue. A few years ago, you couldn't give away those houses. It seemed like about half the houses were for sale. The prices are much better now.

He didn't mention wrecks. He travels for his job though so he was only home on the weekends. Lots of deer in the area. His biggest concern was coyote. He said lots of small pets disappeared if left out.

You have to realize that Boone's Trace is literally on top of the Kentucky River Palisades. The Kentucky River, with its steeply wooded, rocky cliffs, serves as a migratory corridor for lots of wildlife, which most people view as a positive thing. If you spend much time around the river, you are likely to encounter deer, raccoons, coyotes, rabbits, opossums, groundhogs, perhaps beavers, red and gray squirrels, chipmunks, mice, possibly bobcats (which are shy and reclusive and will try to avoid you), maybe even a bear or two (still very rare in the Palisades but on their way down the river), plus a wealth of birds of many kinds. This is their territory.

Personally, while I can appreciate the quality of the houses in Boone's Trace, I wish they had never been built in this fragile environment. Yes, there are spectacular views - but seeing houses atop the Palisades in the winter doesn't enhance the view of the area for others, and creating a residential neighborhood of this size here has led to predictable clashes with the wildlife, as well as destruction of trees, native wildflowers and other plants, though it's clear and commendable that the builders did try to save lots of trees on some lots. I do wish better zoning had been in place,along with greater awareness of the uniqueness of the Palisades and their worthiness for preservation as natural, undeveloped areas.
