Hello everyone,

My wife and I just accepted positions in Frankfort and Lexington respectively and will be relocating. We have pretty much settled on Georgetown, due to it's easy access to both work locations and excellent school districts. We are having a hard time finding the house that we want and decided to look into building our own residence.

What is the average cost per sq foot for building in Georgetown? Does anyone know any respectable builders that are willing to build on your own lot? We have found a lot that we would like to purchase and would need a company that is willing to come to our lot to build.

The lot price we are looking at is roughly $80,000 with a desired total home price (including lot) of $275,000-$290,000. Some of what we're most looking for in a floor plan is: four bedroom, three bath, open floor plan where kitchen opens to living area, and either a finished or unfinished full basement. Obviously we'd prefer a finished basement, but not sure how that would look with the budget we have.

If anyone has any suggestions or is able to give a price range that we're looking at to build, it would be much appreciated!

Are you determined to build? Georgetown has grown enormously in recent years, and has lots of housing stock of all ages available as a result. You might find exactly what you're looking for in an already existing house, which would be a huge savings of time and energy.

If they are wanting a rural area, the issue my clients have always had finding a house is that exisiting houses were built to the owners needs/tastes and don't really work for anybody else. That is one reason why there are a ton of rural properties for sale......plus everybody wanting a little piece of land has a vision about what they want and it is hard to come close to that vision in an exisiting property.

It is hard to ball park construction costs since the wild card will be the level of finishes you want. I'd go to hbal.com and start interviewing builders. I'd watch out for ones that either have a whole lot of projects going on or those that want more of your money up front that the rest....neither are good signs!
