Lexington has a lot of duplexes and last time I checked they tend to rent for a lot less than a similar sized apartment. A couple years ago $600 for a 2 br duplex was not unheard of. Garden Springs / Turfland area has a lot there's even a few tucked away in Hidden Springs. There are also a good number of town houses in the region.

If you go the older house route, you can't beat the Southland area as Craig Creek suggested. Prices have risen there a lot in the past 2 years, probably because Craig Creek's description of it on this site ;-) $150k there gets you a nice 1100-1300 sq ft house. I've been in several in the $120-135k range and most all of them were pretty worn out. Fantastic location that only seems to be getting more and more popular. It is all 1960's ranches and cape cods. Some have been extensively redone, some have been updated over the years, and some are ripe for some love.

Jessamine County/Nicholasville would be the place to find the larger lot or rural setting. Sales are slow in rural areas outside of Lexington. Keep that in mind when you buy. It works in your favor when you are the buyer but can be a bummer when you are the seller. The further south you go in Jessamine County the cheaper it gets. Cross the river and go into Garrard County/Lancaster and it is even cheaper.
