Around Transy is an area where there are major pros as well as major cons. Most people don't want any big cons in their housing. If you are prepared to be in an urban environment complete with homeless people digging through your garbage to fulfill the desire to live in an older area near downtown, then go for it. If not, then look in the other areas people have suggested. Being a realtor, I find that a small percentage of the population will really move in an area like this, however most say they like the "Idea" of it. It is just like the people that dream of having a few acres in the country. Many dream, few do it. You just need to decide if it is worth it to you!

Without being too big of a snob, I wouldn't want that home too close by
I was more hoping for an environment like it is around David Lipscomb University in Nashville, but that does not appear to be the case around Transy.

I appreciate all of the great advice that you all gave me last week. We had a great time in Lexington and look forward to moving there. We had dinner at a nice restaurant in Midway on Friday, then Saturday we drove all over Lexington. We pretty much drove up and down most streets from just slightly north of Richmond to just slightly north/west of Harrodsburg, all within New Circle. We also looked at Stonewall and Masterson Station. We liked how condensed Lexington is, in that it doesn't take very long at all to get from one side of town to the other. We also felt very safe driving around all of the areas described above.
A few observations:
--Overall, we are going to look everywhere from just north/east of Richmond to just north/west of Harrodsburg within new circle. We are not going to rule out Stonewall or Masterson Station, but those are not our preferences because there are so many good options real close to UK.
--The Seven Parks area just west of campus was one of our favorite areas.
--We also liked Chevy Chase and the surrounding areas, but realize that they are likely outside of our price range. We would love to find a steal there, though.
--We liked the Headley Green neighborhood, which we just happened to come across as we drove towards Masterson Station.
--The homes in Lansdowne-Merrick appeared to be in good condition (mostly) with attached garages and enough of a yard for us.
--Between Clays Mill and Nicholasville, south of Southland Dr., had some nice homes that we would really like, but it appeared to be a little hit and miss from street to street.
My question for you guys is between Richmond, Tates Creek, Nicholasville, Clays Mill and Harrodsburg, which streets have the worst traffic within New Circle and when is traffic at its worst?

Nicholasville Road has its lanes increased in the morning INBOUND to bring people smoothly in to UK. In the afternoon, it increases its lanes OUTBOUND. Whatever you do, never EVER try to go against that flow - you will be frustrated. If you need to go downtown between 4-6 in the afternoon, take Harrodsburg Road. Tates Creek has a bottleneck where it turns into High Street which is also frustrating in the afternoon. Harrodsburg is the only North-South artery which can handle traffic into downtown in the afternoon.
The rest of the day, traffic is fine.
UK traffic is at its peak at 8:30 and again at 4:30-5. The lanes on Nicholasville Road do their "thing" in the afternoon from 4-6.

chattavegas, I am so glad that you enjoyed your visit
All of those roads you listed have significant traffic going to downtown in the morning, and from downtown in the evening. I work off Harrodsburg & see that traffic coming from downtown towards Nicholasville is still backed up at 5:30. Luckily I drive against the traffic  I cannot speak for the other roads at that hour.

I can't remember! My wife grabbed some fliers from some of the houses for sale and she wrote down a few street names, but we focused more on broader areas than specific streets. As I check lbar.com every few days, I will use google maps to get a good look at the outside of any homes that I like and get a feel for that street.

It is a small home, but if you are interested go to www.owners.com and in the search box type AWJ0810 . Commute time to UK is about 20-25 minutes with traffic. I know that is not what you are looking for, but worth a shot. Good luck on your move!
