North of Little Rock
Hello all, we have a family friend that sold his home in Florida and purchased homes to rent in Sherwood, just north of North Little Rock. He has been encouraging us to sell our rental properties and do the same. We own several four plexes in Miami. Although it sounds tempting, I would feel more comfortable if we could have some insights as to this would seem like a good venture to get into. He informed us that there was a 16 unit building going for $300 grand. What is renting like in that area? My folks are in their late 70's and it would be big haul for me, my babies and them! Thanks!

I rented in Sherwood for 6 months. It is a decent place to live, but rather slummy if you ask me. It was very close to downtown LR, compared to conway, so that was a good thing. What type of info are you looking for? Most renters in my apartment complex were in the military form the nearby airforce base.

Sherwood is not far from the air force base. In fact, it's the next town over from Jacksonville where the base is located. It's also a bedroom community for Little Rock. It would be a good place to invest in rental property.

Sherwood is a decent community right now. However, the state is thinking of putting and interstate through the middle of it, so be careful of this. Cabot seems to be the booming community for people wanting to move out of little rock and its also next to the Air Force Base. Rental investers can do well in any community near the base.

Highway 67 is basically an interstate already (4 lane divided).
all they're gonna do is change the name from hwy 67 to I-? when the rest of the sections are completed.

They're going to build the northern edge of the loop around the city to the North of Sherwood as well. I don't see how expanding 440 over to 430 and completing the loop does anything but help Sherwood, though. Easier travel and commute = better property values.
Little Rock has one of the best economies (though small) in the country as it is very stable. The Air Base ensures lots of renters.
That particular complex? Who knows... too much data needed, not enough info.... but in GENERAL, anywhere in suburban Little Rock is a good investment.
