Default Good towns on the North Shore of Nassau

Hello, can anyone reccommend some towns to check into along the Port Washington LIRR line? My husband will be working in Long Island City and it seems like this train line is more direct for him to take. We have already checked into Hicksville, Bellmore, Oceanside, East Meadow, Levitttown, and Rockville Center but are wondering if there are any places to look on the North shore. Our main concerns are relatively easy commute and a good family type neighborhood. We are going to rent for a while but within the next year we will be looking for real estate in the low price ranges (something for 400k or less). Right now we are leaning towards Hicksville due to location, real estate prices, and train commute times. We liked Rockville Ctr but I believe it is too expensive for us. I'd appreciate any advice on the towns mentioned above and any others that are worth checking out. Thanks for any help!

Hi,
I live in Levittown and absolutely love the town. Hicksville is nice but if you are concerned about schools, I have heard the schools arent as good as they used to be.
If you want to look on the north shore there are some really nice areas but you are going to have a hard time finding something decent for under $400k, or finding anything at all for under $400k. If you do find something it will need a lot of work.
Carl Place, Glen Cove, Williston Park, Mineola, Roslyn, Port Washington, Albertson are some of the north shore towns that I know about. Be wary of some areas in glen cove.
Scott

Thanks Scott!

Wardlwag, no need to be sarcastic. I obviously do not know the area at all, the only towns I have heard of on the North Shore are Great Neck and Manhasset, and I know I cannot afford either. However I did not say a HOUSE, I said real estate, so I am open to condos or co-ops too, which may or may not be in my price range. I dont know why you even bothered posting anything to be honest

North Shore of LI is the expensive area, generally. Also, the closer to NYC, the more expensive. The entire metro area may be in a stagnant real estate market, headed in direction of slow decline over next year or so. However, RE has always been a sure winner as the metropolitan area supports lots of high income jobs. Use your resources to check school district stats. This will confirm best school districts. Apartments are in short supply outside NYC limits, ergo, expensive. NYC schools are awful in comparison to North Shore of LI.
If you are not sure of a secure high income job ($100,000 and up), you will be very disappointed in available housing.

Sorry if you didnt like this post, but its true. I live on the south shore. The home prices here are generally lower than the north shore.
There is nothing under 400k here either. Well unless you want to buy a condo or co-op. But...dont forget to add in that $800-$1000/mo maintence fee!!

Unfortunately it's very hard to find something North Shore even a condo for $400,000 in Nassau. I wish I could suggest a nice town for you, but that price range will be impossible unless you plan to live in Queens.

The condos alone are anyehere from 600K to over a million.

Sorry.

Yes, $400K would get you into one of the crappy parts of town, maybe a not nice area of Glen Cove, a place by the train in Pt. Washington, etc. It would preobably not be the best place, but in an area like PW, you would be going to the same schools are people paying $1million for the their house.

I live in Great Neck, one of the towns on that fabulous LIRR line. It's 23 minutes into Penn station on the express train, no switching. The trains originate in Port Washington, then go to Manhasset, and then Great Neck. After that it goes through some areas of queens and then to manhattan's Penn station.

You might find a 1 br apt, or a crappy 2 bedroom in Great Neck for $400K. It's a wonderful family oriented, very upscale town. Port Washington is similar, but larger. Manhasset is also pricey.

Good luck hunting.

Move to North Babylon. Plenty of very nice homes in your price range and you can get the LIRR Ronkonkoma Line at Deer Park station into LIC with a transfer at Jamaica Station in probably an hour.
