I have been looking for a home in Nassau on the Mlsli and I have noticed a BUNCH of homes in the low 300's and even under 300k listed in Bellmore. I was told it was a solid middle class to upper middle class area... if so why the low home prices? Is the area going downhill?? Increase in crime? Gangs? I thought they had a pretty good school district... is this not the case? I don't know much about Long Island and have been doing research by using this website and asking friends that live on the island... any info would be greatly appreciated!
Bellmore is still ok. Has a few scattered crappy pockets here and there, but overall pretty solid. Typical goings on like burgleries, thefts, vandalism, the usual stuff here on the Island. Haven't heard about murders, rapes, home invasions, or gang activity though, so it can't be too bad. 300's are old unrenovated or poorly cared for homes, or short sales/forclosures. There's a few bungalows south too, they are cheapo's as well. Agents will list them as capes or ranches because it sounds a little more appealing than bungalows...
Oftentimes, the MLSLI.com lists a place's location by the community named in that place's mailing address, which is, more often than not, different from the city, village or hamlet where that place is actually located.
You can find out in which community (city, village or CDP) a place is actually located, which is oftentimes different from the community named in that place's mailing address, by using the Census Bureau's online address search function. (CDP or Census Designated Place is the Census Bureau equivalent for a hamlet in Nassau and Suffolk Counties.)
And, among other things, the Census Bureau's online address search function also indicates in which school district an address is located.

Bellmore is one of those villages and hamlets on Long Island where the majority of the places with the community name in their mailing address are not in the hamlet: places that have a "Bellmore, NY 11710" mailing address that are not in the Hamlet of Bellmore are in the Hamlet of North Bellmore, the Hamlet of Merrick and the Hamlet of Wantagh.
In case you haven't noticed, house prices have been on the decline generally. Bellmore is a pretty middle class area and many homes that would have sold for 400k+ during the boom years are now readjusting for a more realistic market.

Bellmore is ok....not as nice as Wantagh, Seaford, or Massapequa. But nicer people and safer than Merrick.
I have noticed prices coming down quite a bit but it seems more so in Bellmore than in the areas surrounding it like Wantagh, Merrick, Seaford and Massapequa.. they have held up pretty well in comparison. I just wanted to know if the area was in decline compared to the towns around it. Is there a part of Bellmore that is nicer than others? How are the schools?
Allamerican16: Like I said earlier I don't know much about LI so I wasn't aware that Merrick had a problem with crime. What types of crime? Violent crimes, home invasions, etc? Should I cross it off my list of areas to consider?
