My situation:

got a job in Middle Island..................I want to buy a house now because the prices are real low. I am maxed out at 350K and found a ton of homes in holbrook/ronk/farmingville/selden areas. I always dreamed of living on the N. Shore "the golden coast" and I do see houses there real cheap too but taxes are high.............but I can grieve them and when the market turns around I can have equity. Can anyone tell me the main difference between the South shore vs. the North shore ???????? I just hear the south shore is a bit lesser than the n shore. If i was to go South shore which area is better? thanks to everyone for the help

Tell us more specifics to help you. Crooks has the scoop on the area and surely will respond. For now, have kids in schools? Like a downtown village or don't care. Need trains at all?

On South Sh. check Babylon, West Islip.

On North, get more value now, low taxes for 350K in RP, Sound Beach, and Miller Pl.

I just visted these areas myself and all are real nice. JM2C

This won't end well.

The most important issue on LI when next to actual physical location, when it comes to homes and their resale values is the quality of the school district. Holbrook, Farmingville, and parts of Ronkonkoma are in Sachem School District. Comparing that to Rocky Point district the numbers show Sachem is a little bit ahead, but not dramatically so. Part of Ronkonkoma is in Connetquot district and that is somewhat ahead of Sachem based on Regents and SAT scores. Other than that, the areas you mentioned are a similar demographic.

I am not sure what you mean by "south shore is a bit lesser" ??? In any case, why would you "max" out yourself when homes are rock bottom now? forget about equity when the RE market turns around (you do not know when that will happen)...forget about greaving taxes......I am sure your bank does not need another short sale or foreclosure. Think about what you can afford to pay...leaving extra for savings and emergencies. I personally think Holbrook is nicer than the others you mentioned....sayville, oakdale, babylon,west islip,bayport/bluepoint and bohemia are great areas. If you "LOVE" the N. Shore go drive around...its beautiful. You are smart for looking now - its a buyers market (aslong as you do not have to sell in order to buy) check out school districts if you have children or will in the future, go into food stores, drive around the blocks....see if you feel "at home". Go to the shoreham wading river christmas parade....................you will get a feel for the community. Places i think you should look for less than 350 with decent taxes - Pt jeff station, rocky point, sound beach and maybe ridge. Good luck !!!

I second holbrook, some nice properties on MLS. Since your job is in middle island, you can commute to the shores north or south, so its not too bad. If you ever see yourself working close to NYC in the future though, I would say forget the shores if you think long commutes suck !

Note: Not everything up North is part of "gold coast" and 350K will not get you into any house in the real "gold coast".

For tax value Id definitely go with Holbrook over the North Shore.
Sachem really has the right model for delivering quality schools for less.
I have family in the district who love it.I would probably hold out for Sachem North if possible.

As for QOL I do think theres a healthy argument to be made for Miller Place-Rocky Point-Sound Beach(as well as smaller SDs).The area is rich in natural beauty (Beaches, Bluffs, Preserves etc) and it has a decidedly un-Long Island (non Gatsby)vibe but some folks find its access and topography challenging and remote.

If you have any questions about NE Brookhaven feel free to ask.Were very happy here and we think Rocky Point a good value.
I would certainly take it over Ronkonkoma and youd be right next to Middle Island.

Either way they are both great choices.

Working in Middle island makes it easy to live north OR south - Re: crookhaven, I have read about ronkonkoma, too many negatives i read (not happy because there is a ton of houses there for less than 300k !! )..............if anything i would go to holbrook area. Sachem schools ARE great !!! honestly............I truly think I want the north shore........I will be looking there first to see if I can afford it. if not, I will look in the sachem district. one question - why is north sachem better than east ? grades? students? how is bohemia and holtsville areas?

Holtsville is quiet, usually, and simple. Not much to it, most of which is on the south side of the LIE. I'm on the north side and prefer that side, natch! I'm sure you'll find something in your price range, too. Good luck!
