Hi All,

I know that Commack has been discussed on here quite a bit... but is there anything strongly negative about any parts of the town? I've been looking on MLSLI and I like the houses and the taxes aren't terribly high.. schools seem to be good. My parents keep pressing the area around Trader Joes.. like around Jamaica Ave.. but I don't love that area. Are there any cons to living in Commack or East Northport?

Not really. There are no really "bad" parts of either.

My wife and I were looking around the Commack/ E. Northport / Greenlawn / HTon area for a 3-4 bedroom house. Commack does have good schools and taxes are fair. What we didn't like was the congestion. Rt. 25 (Jericho Tpk.) is ridiculous. It's the main East / West conduit in the area and it seems it will only get busier and busier. Also, we didn't like the "generic" feel of Commack and E. Northport. It's mostly flatland and all the houses look the same, complete w/minivans and oversized SUV's in the driveway. I have many friends who have settled there and couldn't be happier, so it's def a nice place to live. You can't go wrong.

Ultimately we chose the Huntington Bay area. The schools aren't as good as Commack, but the area is quiet and beautiful. Our house buffers other houses that are at least 2-3x higher in value. We're minutes from numerous beaches and a five minute drive from Huntington village.

TL;DR - Commack and East Northport are good areas.

ITA - nothing "wrong" with the area....it's all about aesthetics and QOL.

Exactly ... my Brother in law, lives a mile north of Jericho, off Larkfield... it takes him 45 minutes to get home from his office on Oakwood Rd. in Huntington. That is just not right!

silyss08, please bear in mind that not all places with a "Commack, NY 11725" mailing address are in Commack (places that have a "Commack, NY 11725" mailing address that are not in the Hamlet of Commack are in the Hamlet of Elwood and the Hamlet of East Northport in the Town of Huntington and in the Hamlet of Smithtown and the Hamlet of Hauppauge in the Town of Smithtown) nor in the Commack Union Free School District ...

You can find out in which community (city, village or CDP) a house is actually located, which is oftentimes different from the community named in that house's mailing address, by using the Census Bureau's online address search function. (CDP, or Census Designated Place, is the Census Bureau equivalent for a hamlet in Nassau and Suffolk Counties.)

And, very importantly, among other things, the Census Bureau's online address search function also indicates in which school district an address is located.
