Default I found a great website...to determine approx home values in Nassau County

Land Record Viewer

You can search for an address and it does a Comparative Market Analysis for you. I don't know how accurate it is, we would need a Real Estate Agent in the area to determine if it's accurate.

I just think it's a great tool for you potential buyers and sellers.

mynassauproperties.com is really good too. I think they grab their data from the assessor's offices.

If you type in a street that does NOT have a home for sale on it, you get nothing. But cool site overall.

Aren't these the values that Nassau County has set for property taxes? I don't think it's too accurate.

everyone that i know that bought a home in nassau paid WAY too much if those property values are correct.

THat's the exact amount I tell my friends who are looking at homes to pay. That way, you know what your taxes will be, and you just tell the seller "this is what the county says its worth, so this is what I will pay". End of negotiation.
If I could get for my house what the county says its worth, I'd sell it tomorrow. I've tried to appeal the amount, but it keeps getting denied. I've even tried lawyers, but to no avail.
So based on my situation, I'll tell every prospective buyer in Nassau County, just pay what the county says its worth.

Interesting. I came across a house in Bellmore on Realtor.com with an asking price of $539K. I checked the address on the website. The taxable fair market value is listed at $583K. The asking price is $44K less than the Nassau County taxman says it's worth.

Default Market Value vs. Assessed

I am not sure but I think the market value (what it would sell for) and what the county assessed it at is often quite different, especially in a hot market. While if you currently own the home, you want to see a lower # on that website because that is what your taxes are based on even though the market value is generally $100k-$200k higher. If you are looking to buy, that's where it can get confusing.

The market is stone cold. Only pay the assessed value.
