I didn't realize the MLS site had an option to search for land. There isn't much on that part of the site (no surprises, not much land left in Western SC to the city!!!), but one plot was listed.

However, $685,000 for 1 acre of land in Centerport? The listing doesn't mention anything about a high potential for diamond mining on the property, is it me or is that price quite a bit higher than what the market is? Admittingly, I don't have a pulse on the land cost per acre in that area, but I'm hoping this isn't representative of it.

IMO its going to be hard to find what you are looking for from Syosset to Huntington area in the 700s.
Might be better off finding a house that needs everything and gut it completely, make it 'like new'.

I went online to check out the exact location, but couldn't find an available land listing in Centerport for $685,000 - where did you find it? Only found one for $289,000 for 1.12 acres (Harborfields SD) on a busy road.

There are a few parcels in Western Suffolk and a couple in Eastern Nassau below $600,000; all at least 1/2 acred. Two "affordable" lots in SD 4 (Northport) and also one in SD North Shore #1 (Nassau) - between $280K-$460K; also less than a handful in Huntington SD #3, from $299K and up.

The MLS# is 2338930. It's actually $625K, not $685. Perhaps it's being marketed more for a builder where it could be cut into four 1/4 acre plots, I dunno. It seems expensive though.

Fortunately, we're starting our search early, so we have time to figure things out. A gut renovation on a 'cheaper' house may be the direction we take.

I have no idea what a ballpark figure even is on building a new house. My neighbor built his 2,400 sq ft house for $200 grand in 2004, but he is an electrician and did quite a bit of the wiring and plumbing on his own, which could have easily saved him $50 to $75 grand. And aside from the tremendous swings in fixtures and appliances (wolf kitchen vs. ikea), am I looking at $300K, $500K? I may be way off base thinking I could find 1/2 acre (crummy house or land) for $400 and then build a house for $350, with an all in investment of $750. And the hassle of permits, permits, and more permits, , ugh.

Kings Park has a huge amount of land where a former Insane Asylum Hospital stood.If it is ever subdivided many homes could be built there meaning more schools and higher Real Estate Taxes.MO

No wonder I couldn't find it - it's not in Centerport, its in Huntington (mailing address) with Harborfields SD .

How about a property with a shy 1 1/2 acres, right price, house currently on it - either fixer upper/re-do or tear down?
