As they should
3vsd commands a significant resale premium.
I dont think the years have been kind.
I think most of Mid Isle has futureslum written all over it.

Is that still Bad? It was bad when I bought in Mt Sinai in 1976. I bought a new house there in Imperial Gardens for $32,990. Sold it 6 years later at Double.
Was tired of taxes where I moved, left LI to NJ, Don't go there now. Moved to Nashville last year. Best Move I ever made. Low taxes

Centereach is a nice little town.
It seems CLAM BOY has annointed himself Judge of Hamlets. I must respectfully disagree with his rather unfair description of RT.25. Sure it is commercial, but that is the way it was designed. You can live in a nice area off of Middle Country road, but still have instant access to just about any store, mall, park, college or hospital in minutes. Centereach is a great place to live, and the taxes are not unmanagable. I love being here.

Centereach is very crowded (the main road is HORRIBLE). It's spotty--I've heard of people paying 'good money' for homes and when we were house shopping years ago it was not impressive to me (where they took us).
Then again, there might be nice areas. I am not an expert (I eventually bought a house in Farmingville, a few miles down the road).
Someone who lives in this town could tell you more.
They do have a Walmart and lots of shopping in that area if that matters to you.

I guess Centereach is alright...I just wouldnt want to live there without a helicopter.
Every smart growth study Ive seen on LI points to Centereach/Selden as what NOT to do when developing your business district.
Rt 25 is not only an eyesore, but one of the deadliest(Black Dot) roads on LI due to it's insane volume of curb cuts.
Long Island's Dangerous Roads
We avoid the road at all costs since my friend Mike was killed there.

There certainly is a No. Coram
I live in No. Coram in the "H-section" I have been here for 12 years and I love it. We are in the Middle Country School District. If you do your research right now Middle Country is doing better on the elementary level than Comsewogue School district.
The library is wonderful- it is the teaching library for NYS.
I also agree with you Kelly, that the area of Coram that the other poster was talking about is not the same as this area.
Don't get me wrong, Middle Country IS right in the middle of the school district ratings. I'm not trying to say that it is top rated or anything like that. In my experience the teachers have been wonderful and my kids are doing really well. I really like it here.
Yes, Coram has it's "bad" areas, as we all know, and the traffic on Middle Country Road is horrible, as is ALL traffic on LI.
So my advice is to get a good Realtor and do your own research and you should be fine.

South Setauket = Zip 11720
Centereach = Zip 11720
South Setauket was a successful naming bid by the developer to sell homes in Centereach with the more desirable "Setauket' name. Yes, it has 3V schools going for it, which appears to have kept it nicer than the homes in the neighboring school district to the south.
As far as Centereach goes, have any of you noticed the appreciable increase in Bodegas along 25 and the side streets? The increase in people of questionable immigration status who walk up and down 25? The increased number of apartments in houses in the slummy area N of 25 behind the diner near Modells? It's not a pretty picture.
To the person looking to purchase: opt for South Setauket 11720 over Centereach 11720.

Good question which I can't answer. I drive through Centereach once a week -- up and down 25. I'll have to keep my eyes open to see if I notice the WIC or Checks Cashed signs.
I did notice that a very good Italian restaurant was replaced with a Pollo Rico, McCarville Ford is out of business (sign in window suggests clients go to a south shore dealership.)
