There are some oldtimers hanging in(like my inlaws) wondering what happend to there quaint little country town.
It was really beautiful back in the day.
Personally I think it all ended with Davis peach farm.

What about Rocky Point or Mt Sinai?

I owened a house in Mt Sinai in the mid 70s, 3/4 of an acre. There are trees there now, wasn't then, was a potato farm orginally.
Subdivision was called Imperial Gardens. I doubt if its more than the $300,000s I paid $33,000 then. I sold it 6 years later, double. I moved to North Babylon, then to NJ. I'm now in Nashville, TN

wOW, I remember in the 70s when my builder built in Miller Place a few year later but smaller homes @ same price.
Miller Place then had no sewers but Mt Sinai did. I can't believe they got snobby there.Manalapan, NJ where I used to live was that way.

I moved to Nashville now, bought a McMansion, 4200sq ft, all brick in $400,000, taxes, $3600. No Snobs, lol-nice neighbors, some ex californians, some ex floridians, lots from all over

Imperial Gardens would probably be high 4s for 2000sqft.



I think Rocky Pt. is the besty buy in the area.

I believe that Rocky Point is the best deal on long island. The area is peaceful, you are close to the beach. You would never want to leave this place. Rocky Point is mixed with teachers, surgeons, and highly-educated people. It is also very family-orientated. The schools in Rocky Point are the best in Long Island. They are better than any other district you could think of. Another unique item is that it is near Stony Brook University. I highly recommend this place.

I read all the negativity but I was curious with what you can get in the 400k range on the North Fork now a days - So I searched MLSLI.com

300-450k (most likely negotiate down a bit so 450 as high price)
Mattituck Laurel Cutchouge New Suffolk Southold and East Marion
I found 39 homes for sale

Not saying they were all fantastic but certainly a random look I found some close the beach water that needed some work for sure but a lot of investment potential - others in very nice communities that I'd have no problem moving right into. and the taxes were surprising, fairly low from 5-6k down to 1,982!

just a thought - not that LI is my cup of tea either but I've left so my stress level has dropped tremendously.

That is true...taxes are low, we looked at it before deciding to leave. Where are you gonna work? an hour from Rocky Point....forget it.

southfork east end taxes are cheaper also that is because the schools are small,the people paying taxes have alot of summer homes for example southhampton town. so there is no need for bigger schools and more teachers and stuff.Prices can be silly though but if you look there are some there. I am a south shore guy my whole life.I worked on the great south bay and loved everything about it to bad that way of life is pretty much gone now. So I give the south shore examples and clamboy can give the north shore. I love the north shore also I just never lived there.
