My dad's house is off of Belmont Avenue...down by Belmont Elementary School. He is not having any luck finding buyers...it's amazing how hard the RE bust has hit down there.

I think it really depends on neighborhood and price

I think anything North of the Northern State/347/25a or South of Sunrise priced right will move if its in good shape.

Buyers aren't gonna pay a premium for just OK.

They can be choosier ...so they are.

Its a safe bet that money has and will continue to gather along the shorelines of LI.

I think the middle of the Island has many question marks and is still very much up for grabs.

No nibbles=too high.

No nibbles=too high is right on. I personally feel he should drop the price from $389K to $365K (house is outdated and could use some updating). Unfortunately I have other brothers and sisters (all in other states) and his RE agent telling him different (hmmm...commission on a house that doesn't sell is $0.)

So, guess who has to run down there whenever he has an emergency...not the ones who live in NV and AZ (who sit there and say his house is worth more!)

Down here things are real slow too. I'm seeing signs in the new upscale neighborhoods that say things like "6 Homes Ready!" that have been up for 5 months. A neighbor has had his house up for two months where the average sale in this neighborhood had been 2 weeks. I also know of several folks who are floating two mortgages because they haven't been able to move their homes but got a deal on another home.

You get the feeling that everyone is waiting to see who caves first and starts dropping their prices.

Whats the sqft and lot size?

Is N Bab or W Bab considered nicer these days?

not sure on sq ft, but it has 5br, 3ba, and finished basement, so it's up there
NB & WB are pretty much equal...when I lived there WB was more of the Italian town...one that Tony Soprano's cousins might live.

Maybe auctioning is the way to go? Do they auction houses down there in LI? It's beginning to catch on upstate. It's quicker, faster and all costs are to the buyer. bye-bye RE agent!
