I am a south shore guy my whole life.I worked on the great south bay and loved everything about it to bad that way of life is pretty much gone now. So I give the south shore examples and clamboy can give the north shore. I love the north shore also I just never lived there.
I'd like to hear examples on the south shore that are somewhat like my initial criteria but not outrageously priced. We moved from the East End because of my husband's commute, but miss it like crazy. Now it seems we can't afford anything decent on the south shore.

When I say good schools, I mean academic excellence. I saw some posts about what people mean when they say good school district. For us, academia is highly important, but we don't have money for the expensive districts. However, this is completely important to us and the reason we plan to move.

(We are still looking at the North Fork for the small town feel and more relaxed ambience...but the commute wouldn't be great.)

Our deal fell through.
: (
Buyer had bad credit.
Were a little bummed but better to have found out now than later.
Were glad to have seen strong interest.

(Rocky Point still comes up Hot on Trulia.com heat maps....which is encouraging, we'll get there.)

3/2 Ba Inline Ranch
339k
Walk to beach
Great town/GREAT Schools/Rocky Point and Sound Beach are still the best value on the N. Shore.
PM me for the listing if you like

Best

Did you see my post on people using auctions to sell their house? It's starting to catch on up here...and it seems quite successfully.

That article is really interesting.

I wonder how that would go over in an area with high taxes like LI though?

I've got a really nice house (below 385k now), in a decent area (Nassau), with a decent SD that's been on the market for awhile now.

Might have to do some more research on these auctions

RECD...I don't see how you could lose? By naming a reserve price, you (the seller) are not obligated to go through with the deal unless you get that price! Call that guy in the article and see what he says about doing it on LI. If you do, let me know...my dad's got a house in NB that he is selling and would love to have them do it for him. He's in his 80's tho' and only wants to go traditional means.

If you need me to track down a number, just lmk.

Good luck on your property.
