However, it does have Fairway - a major positive.

it usually takes 2-3 months to close after a sale right? that would make right now prime time for buying/selling and then getting the kids into school in time for September.

Ever try to have an open house in July? Trust me, you're not going to get a lot of traffic.

Funny that many of the homes have been on the market for almost a year. Seems the sellers will sit and wait as long as it takes for the jackpot selling price they've expected over the years.

What's usually totally hilarious is that this type of person is VERY GREEDY and cheap and wants TOP DOLLAR for their house on LI even though they never updated it since they bought it (or haven't done so in ages). I guess they think they are entitled to top dollar because it is "clean" and the mid-century sink, toilet, pink and black tiles in the bathroom, etc., "still are functional."

Then after they blow their money on a McMansion in God's waiting room (Florida, Arizona, etc.) that depreciates as swiftly as a car does and don't like it there they want to move back ... and they complain to high heaven that they cannot believe how "high the prices are" for "junk houses" on LI and what's a senior to do?

Grew up here, and bought a house here just recently. Love that it's tranquil without a lot of industry and it's so close to the parkways at the same time. Good place to live just "outside" of busier places. 10 minutes in either direction is everything else. Sounds fine to me.

BTW, true a lot of empty nesters, but also a lot of young couples that I've seen. "400k starter ranches". Not bad considering in 2002 we bought a 330k starter ranch in a lesser town.

Its a $1932/mo plus taxes which are probably $800-1000 more and abour $200 in insurance. So for a mere $3000, you too could have a starter home that just needs "a little updating".
