Question We're planning to buy a 1 or 2 bedroom co-op

We're planning to buy a 1 or 2 bedroom co-op.

The areas we're looking are:

Great Neck, Roslyn.

We're planning to live in the co-op for the next 2-3 years after which we may move to a house or better co-op. So in a way, we're looking at the co-op in terms of investment and re-sale value.
What should we look for while buing a co-op?

Financial of the co-op... are they in order? Is there anything that could cause a special assessment and cause maintenance charges to go up (roof, etc)?

1BDR is going to be harder to resell than a 2BDR.
