You misunderstood my last post. I never said Rocky Point is trashy. I said it "had a reputation for being low and trashy." The use of "had" means past tense. This was true of that whole area in the 80s through most of the 90s. I remember old junky summer homes there going for under $60,000. The Sound Beach area did not have a great reputation. And as far as being "North Shore," it is geographically, but not in style. Fortunately, I guess for you especially, the area is seeing a rise in new construction. The problem for Rocky Point will always be that it is so far away from everything. |

You havent been out here in a while. Those 60k houses are now 300 - over 1M for waterfronts. Ive tripled my money here since 2000. The last time I was up your way was a year ago. I went to Wildwood State Park to see what it was like. I was very disappointed. First of all the place was overrun with mestizos and none of their kids were supervised by adults. Often an older sibling of say seven or eight was in charge of watching a bunch of one and two year olds. The facilities at the place were in bad shape. There was also a great deal of garbage everywhere. The beach itself wasn't too nice in my opinion. Its too rocky and the Long Island Sound even that far out seemed dirty - I wouldn't go in it. It also had a funky smell.

Longtime residents of Long Island do very clearly remember a time when both Rocky Point and Miller Place were areas that you didn't want to drive through, much less live in. Miller Place, especially, was considered the "Wyandanch" of eastern Suffolk at that time.
Both towns were viewed as "undesirable" back when I was looking for my first house in the early 1970s, and if I recall correctly, maybe even in the mid to late 1960s. I have a friend who lives in Wading River, and I like many parts of that area (not all; I hate those cookycutter developments along the south part of Wading River Road). One day this spring we took a drive around the Lake Panamoka streets (I think it's called the "Trail" area? because the streets have that in their names). To be honest, I'm not a fan of the cottage/beach community ambience there (I don't like the Venetian Shores type areas of Lindenhurst either, or San Remo up near Kings Park, for the same reasons). But I can see that the area would be an affordable one for starter or retirement homes, and based on my recollection of what it was like back in the day, it has clearly improved! |
