I don't see where TOD is explained. TOD=Transit Oriented Development.

There's a pick-up location on near Hofstra (this is the one farthest east on the Island), as well as, several in and around the City.

I'm not all that familiar with Farmingdale but I am familiar with similar proposals elsewhere from as far back as the early '70s. Some succeeded and others failed.

The reasons why such a project succeeds or fails is as varied as the communities that make the attempt. However, I believe, there are certain common elements to successful projects which don't exist in those that failed and vice versa.

When I was a development consultant for an upstate IDA (Industrial Development Agency) there were a few criteria I advocated for all such projects before I would work on funding efforts:

1) Outside consultants (usually not from the local area) would *not* be asked to *make* the plan but to facilitate community members to come-up with their own plan. These consultants would review preliminary plans and explain technical problems but would rarely "design" anything on their own.
- This better ensured that the designers weren't trying to pass along a boiler-plate plan used in other communities.
- It also allowed the community to take ownership of the plan from the very beginning and to address local issues as the plan was being formulated.
- Outside consultants rarely understand local issues even less than they understand the "personality" of a community (it's like having a stranger buy clothes for you).

2) Politicians would be asked to take a back-seat *after* expressing explicit support for the project goals; regardless of what the community might, thereafter, design.

3) Community input would *require* several meetings, at various locations, to ensure *every* group (PTA, Colleges, Schools, Boys Scouts, Neighborhood Watch, Elks, Moose, Rotary, Unions, etc.) would either participate or explicitly decline to participate. Again, to make this a truly community event/project across all demographics (ages, income, race, professions, etc.).

4) There would be one public "face" (spokesperson) for the project...someone not likely to benefit financially or politically and someone respected/trusted to be fair and impartial. I always preferred a well-spoken and photogenic librarian or physician...but that's beside the point.

5) The plan would not rely on "what ifs" or "pie in the sky" ideals but, rather, on current needs not being met and things that are already working well. At the same time, investors (not just the money kind) would be recruited to commit to individual details.
- An "investor" *can* be a shop owner willing to renovate a storefront to comply with an architectural theme; a local college/hospital willing to underwrite & use apartments over storefronts for dorm use until the project takes hold and regular renters/owners are found; a citizens group willing to maintain landscaping/community gardens; a developer willing to construct according to the community plan; business owners willing to relocate to the newly developed area to ensure an immediate high occupancy rate of the desired types of businesses. The list goes on.

Looking at the pictures I can understand why many would be put off -- the examples you give are in cities and have an urban feel about them. Some of the structures are attractive, but look more like Brooklyn and Queens and less like the Nassau/Suffolk border.

A decent planner with sensitivity to the local architecture and aesthetics, as well as actually listening to input from the local people, and this project might stand a chance.

LOL , you need to leave the Island more....these cities and TOD sites are far from a NYC type layout. There more modern and open.....unlike the Dense New York developments...
