Have you seen the SB taxes lately for non bungalows OBH
I wouldnt say MP is any higher than SB.
Besides wasnt the small 3b house on Skyview in SB 13k?

Yikes, it is. There's something up with that house, though. It's firesale priced compared to other homes in that neighborhood.
The $349k 2 br Miller Place cottage is $9600; in the past you have commented about a family member's home in MP, the high taxes, the lack or rateables. If anything, as I've indicated before, there are nice homes to be had in MP, but in many cases, the taxes are high in relation to the home's price.
I'm in a larger, 3br cottage in SB with more house, out buildings, property and closer to the beach. I am paying less in taxes than the MP cottage homeowners currently do. My house is also worth more.
Non cottages currently listed under $400k in SB:
However an Ardsley @ $349k on Sanford is only $8K for 4 bedrooms.
$367k Hargrove, 3Br is $8100
Bayles (not B section) $398k, 6 br, $10,200.
Spencer Ln, Devon, 3BR, $399.9k, $9,200

Thats the one. I got a buddy who lives there and its terrific.
It reminds me of the Terraces and The Hollows. Really beautiful Craftsmen style smaller homes.A stones throw from WMB too

I'm by no means suggesting MP taxes are low (again no ratables).I just dont think 3V is too far off. As for the 2 bed by Cedar... L/L/L. When youre on .4 in a larger 2 bed(poss 3) with a Garage in a private Beach Community (click the map)for 8k (w Star) its not too bad at all. Homes in Rustic Acres are very similar in size and style (L ranch/Colonial etc) to the Strathmores and Taxes are near identical but most have full basements and they are N of 25A. Do you have low taxes in SB? Yes. Is Stony Brook known for low taxes? Hells no!

I understand your point and don't argue it; for me it's a matter of what's the point in a 'reasonably' priced home if the taxes are starting out at $9K (and rising) and the commute is X or XX miles further?
Using the listing above -- shortest route possible to SBU is 9.18 miles one way, RT 18.36 driving. That's 91.8 miles a week, or 4,498 miles -- assuming 2 weeks vacation and 5 major holidays off.
4498/fuel economy*gas price=cost of commute. Add to that the time spent in the car each day, wear and tear, and (in the case of environmentally aware people) the additional exhaust emissions released.
Some houses might not have a basement if one opts for an alphabet house; for some people ample attic space is fine.
I clipped a few more listings. If you notice, some of the more expensive Stony Brook properties have taxes about the same as the less expensive MP properties. Reasonable taxes can be had in Stony Brook -- I've already been this route. It takes time and patience.

(contrary to listing -- it is not near the water)

Our realtor is showing us a few homes on Sycamore tomorrow. Any concerns, thoughts or feelings on this part of Stony Brook? We have three kids. One in 7th grade, two in 3rd grade.

The "S" section. One of my friends lives there and she likens it to 'Mayberry'. She is very happy there. People look out for one another, lots of kids, community park, and a nice, organized community group which has different events.

Your 7th grader will attend Murphy which is nearby. I am not sure which elementary school your 3rd graders will go to.
Where are you moving from?

As OBH said, the S-section is an excellent choice for a family with kids. Safe, convenient, clean.
These days, you can probably buy there a colonial in a decent shape (4BR, 2B) in the high $300k, low $400k. Low to mid $300k for a ranch or a cape in decent condition.
No basements, no sewers in that section. For me personally, no basement is no deterrent, but for many it is.
