Salvatorio, bear in mind that oftentimes, the MLSLI.com lists a place's location by the community named in that place's mailing address, which is, more often than not, different from the city, village or hamlet where that place is actually located.
You can find out in which community (city, village or CDP) a place is actually located, which is oftentimes different from the community named in that place's mailing address, by using the Census Bureau's online address search function. (CDP or Census Designated Place is the Census Bureau equivalent for a hamlet in Nassau and Suffolk Counties.)
The Hamlet of Port Jefferson Station has a different border than does the "Port Jefferson Station, NY 11776" ZIP Code postal zone (i.e., a place can have a "Port Jefferson Station, NY 11776" mailing address and not be in the Hamlet of Port Jefferson Station and a place can have other than a "Port Jefferson Station, NY 11776" mailing address and be in the Hamlet of Port Jefferson Station): places that have a "Port Jefferson Station, NY 11776" mailing address that are not in the Hamlet of Port Jefferson Station are in the Village of Port Jefferson, the Hamlet of Mount Sinai, the Hamlet of Port Jefferson Station, the Hamlet of Terryville, the Hamlet of Coram, the Hamlet of Selden and the Hamlet of Setauket-East Setauket; and, at the same time, there are places in the Hamlet of Port Jefferson Station with a "Mount Sinai, NY 11766" and "East Setauket, NY 11733" mailing address.
Don't see much in PJS that has pictures for 250k...no inside pictures raises a red flag with me.
There's one on Jarvin that is a decent neighborhood. Right near the ol' bowling alley too. I used to go there all the time..Yes the train station area stinks but i've never been concerned about parking there. And it contains Tara's..one of the best bars and some good car repair shops. The others near Jayne Blvd or Broadway (Yava) i wouldn't want to live in.
pjs is better than coram.

Yes, I don't really like the area around PJS and Terryville in terms of safety, too much illegals. North Coram and PJ is more what I am looking for but can't find anything cheap in PJ.

Truth be told the area of PJ thats affordable is in Comsewogue so its essentially one in the same.
FWIW the worst part of the Sta is actually in PJ Village.
PJS isnt that bad at all if you stay south of 347.....the area by the train station is a little run down but if you live by Comsewogue HS or any of those areas along Bicycle path or Jayne Blvd or Old Town Rd, they are generally quite nice.....
I dont know about 250K range though.....maybe 300 and up you will find something decent....
