By "very close" - I meant that the two houses are in the same area - comparable location. The houses are not on the same street, and none of the houses here are "very close" in the sense you gathered.
But this thread is about the future.... if you look at all the 3rd world countries, 2 bedroom is about the average house size, 3 bed is a luxury, so in short .... the demand will go up.

There is also a cultural element:
US = big houses, big cars, big portions, big people... - the plague of success...
Even if we exclude the outlier Japan (all things tiny), take Germany - houses are at least 30% smaller than here, I think.
I have a 2-Bdrm. ranch, and I find it to be very efficient. Heating, cooling and electric costs are very good. Even vacuuming is a snap with everything on one floor. And yes, maintenance is a bit easier with no second floor to reach. Yet at times, I wish the bedrooms were on a second floor for noise issues. Noise from within and without the house, there's no buffer. So, that's maybe something to take into consideration in your housing search preferences.
Mine is a 2 bedroom ranch as well, maintenance and cleaning is a little easier and utility costs are lower.
To Tom Moser... Do you think I'd have a hard time selling my 2 bedroom home due to size or because it's on the corner of sunrise or both?? I have a large property, attic and basement.We have done some renovationg like, new siding, roof done on 2008, new porch, patio, front and back steps.Re did our bathroom in 2008 and more renovations to come. I am not planning on selling for at least another 10 years but I was wondering. Our garage is detached as well. we bought our home in 2003 for $249,000 and that was goign oover our budget at $229,000 at the time. I had an appraisal last year and they said my house os worth only $315,000. That seems a bit low. I thought at least $350,000.

Do you think demand for 2 bedroom houses will increase in the future? (I think it will since with the way society is going and with the nuclear family structure deteriorating, one parent households will become more and more common thus increasing the demand for smaller houses if I were to ever resell.)

There is a market for every type of house. I sold my 2 bed house in only 45 days on the market. Dont worry about it. There is a buyer for all.

I'm not Tom Moser, but I'm curious, what's the location? Town, School District? That's the most important info.
To LI Person, I think if you're concerned about resale value, the location will matter more than the size of the house. 75-90% of the purchase price is the plot (on lower end homes).
