Watch out for illegal aliens and/or day laborers jammed 35 single men to a single-family house. Unfortunately, homes in your price range are also prey to absentee slumlords who don't care who they rent to. Signs of this: malt liquor and beer can filled trashcans, lots of rusty bikes littering the yard. Drive the block in the evenings and see who is hanging out on their stoop drinking.

If you looked at Farmingville and Centereach.... I would suggest you look at Holtsville too.
Lake Ronkonkoma is also good, but if your house has a basement then you need to mentally prepare for possible flooding.

Maybe Lake Grove is an option - you may find some houses <$250k, is close to shopping, relatively close to LIRR, convenient for commute to Stony Brook (but far from Bethpage).
There is an OK bicycle lane all the way to Stony Brook, so - if needed - you may survive on 1 car.

Some of the houses close to 347 are even in the Three Village SD, if that becomes important to you later on.

Sorry Woodgate didnt work out. You try the condos Automridge in Holbrook? Farmingville is OK, very nice section behind Cancos tile.

Try to go convential, FHA HAS WAY TOO MANY RESTRICTIONS! They require handrails, smoke detectors, strict to code,all minor stuff. My sister cancelled her FHA buyers because they wanted too many clauses in the the contract.

I would mostly stay away from Centereach and Farmingville, as well as certain areas of Ronkonkoma....those towns have a good number of white trashy areas with ppl who do not keep up their homes or yards and Farmingville has an illegal alien problem....a pretty big one at that....

I would look at Lake Grove, Holbrook, and Holtsville as your choices.....maybe Bohemia as well....

Logic:
She cant afford those towns. If she cant afford a condo in Holbrook, how is she going to afford a home in Bohemia, Lake Grove?

I am no fan of Centereach, but I just drove down Hammond Rd in Centereach a few days ago, and I didn't see a single poorly kept trashy house the entire length from Nichols rd to Middle Country....it was actually quite pleasant. Of course I would advise anyone to survey the adjoining areas for problems before buying a house.

It's not bad in there at all. Only downside is that a little further west of Hammond you have the high tension lines.

I agree, for SLIGHTLY MORE money I'd pick Holbrook (New England Village)/Holtsville
