Nassau County's Land Record Viewer shows the Fair Market Value (definition = Fair Market Value is the value determined by the Department of Assessment, which reflects the amount of money a buyer would be willing to pay a seller for property offered for sale on an open market, over a reasonable amount of time, where both the buyer and seller are well informed and neither is under undue pressure to act) they base the property taxes on:
School ('10-11) and County/Town '11' = $512,400
School ('11-12) and County/Town '12' = $497,200
School ('12-13) and County/Town '13' = $492,400
So Nassau County considers this house worth a lot less than the asking price and projects it to go down in value.
Who is "correct" as to the true fair market value? The real estate broker who listed the house or Nassau County? I can't say. Usually they are not so far apart. Your best bet is to pull comps of recent homes sold in the area.
Under "Recent Sales" it shows that the current owners bought the house for $629,000 in 1/2011. So they are trying to unload it extremely fast.

That's a good price. I sold my house around there last year for quite a bit more. Can't believe they've dropped that much honestly. My house is currently listed on the Land Record Viewer for $200K less than I sold for, and hasn't dropped much in that regard, so I would say it's not that accurate for GC. I did have 2 baths though. Taxes are low too, for GC.

But considering the single bathroom and the state & trends of the market, I would think that you will overpay if you cannot drop the price <$600k, even in an overpriced region like GC.
The 2002 price for similar houses there seems in the low to mid $500s.
Just my opinion w/o having seen the house (it may have some unique upgrades) nor living in the region.

Looks like the County/Town and school district is losing out in Garden City when it comes to property taxes.

I don't think so - I know someone who paid low $500s at that time for the same house on a different block, right against the RR tracks and it needed a ton of work.
I think this house will go under $620K, which sounds about right.
You really can't beat the location, convenient to everything. And it's a nice down-to-earth section of town.

Though, I do understand that finding a home involves more than running stats! A price of a house can be a very personal thing...
Out of curiosity, I looked up a couple of houses at random, including one just across the street with 2 bathrooms - sold for $505k in 03/2002. It could have been a fixer-upper, don't know.
Similar houses in that area sold for around $250k in 1993. Consider 3.5 to 4% inflation rate per year, that puts them at around $460-$510 today...
