I have lived in queens past 14 years and every time I move I come closer to long island, now I live in Glen Oaks on Union Tpke & 260 which is right near Lake Success. My wife and I (no kids yet but planning soon) are ready to buy our very first home. Our criteria is as follows:

1. 2-3 Bed/1.5+ Bath Single Home/Condo (no coop)
2. House should have a good resale value.
3. Safe neighborhood with a downtown preferably. My wife and I love walking for an hour every day so want to be able to do that.
4. Nassau county only and easy access to LIRR. Doesn't have to be walking distance but atleast driving distance from home to station in 10-15 mins.
5. I guess I have to consider good school districts as well for resale value purposes more than for kids I plan to have in future.
6. My budget is 450k not more than that.

What are your recommendations?

Stay in Queens, particularly where you are now. District 26 school district is comparable to LI districts, but with a much cheaper price tag in terms of property taxes.

450K in LI isn't going to get you anything better than your existing neighborhood.

A mediocre school district in Nassau is still better than anything in NYC SD 26. You shouldn't have any trouble finding something at 450K. Perhaps look just over the border at New Hyde Park. Valley Stream would fit all of the mentioned criteria, especially parks for walking and the LIRR, but 450K would actually be rather high end for a house or condo in that area. You could also take a look at neighboring Lynbrook which has a school district with a better reputation, but smaller downtown and really no great parks for walking and excellent LIRR service. You might find something at the lower end of Rockville Centre. Also look into Floral Park.

As for resale, you would need a crystal ball. But you can pick a good block with a good spot for the house in all of the aforementioned areas.

Enter district (or zip code)to get results of individual schools.

Make sure to figure in the cost of school taxes when considering whether the difference in scores is significant enough to justify the move.
