Considering buying a house in Hempstead, NY near Van Cott Avenue and William Street. I currently live in Westbury close to Jericho and am renting. I am originally from Queens, NY and have lived in Brooklyn, NY in the past. I know and have read that in comparison to the rest of Long Island, Hempstead is measured as one of the worst locations -- but I need details. People who live in this area -- how are the parts near where I am considering moving? The taxes are pretty high and I noticed its five blocks away from Garden City. I have been researching all over the place but to me a bad area would be like Jamaica, Queens...Brownsville, Brooklyn, etc. Just because there are people in the are and its not visually manicured itsnt that bad. As far as demographics...we want a diverse neighborhood as we are a diverse family. Please provide as much real responses as you can. We have driven around the area and can't give input since we don't live there. I really appreciate all responses that are honest and realistic. Thanks for your time.

It's not a great area. That area of Garden City just over the border sees a lot of petty crime from perps that come into the village from that area of Hempstead, so I'm sure the crime is even worse when you are actually in that area of Hempstead. Most famously, a guy was killed in (probably) that area and his body driven to Meadow St and dumped on someone's front lawn a couple of years ago.

Are you concerned with schools? The schools are not good - that's not anecdotal it's a fact. Bad schools on Long Island are a death knell when it comes to resale.

I don't know how much you're looking to spend but there are a lot of diverse areas where you could probably do better for a similar amount of money and taxes that aren't so crazy. I remember looking at a house in Hempstead back in the mid-90s (we thought it was W. Hempstead) and the taxes back then were $6,000, on a tiny house, which was a joke then - can just imagine what they are like now.

I would reconsider if you're purchase is based on resale value. Yes they're are quality people who still reside in Hempstead. Plenty of residents take pride in their homes and curb appeal but it's not enough if you're plan is too be a long term resident. With the school system in shambles and taxes that seriously aren't indictive of the services the area receives I would pass. What is you're budget? I would suggest extending you're search too include West Hempstead, South Hempstead ,Franklin Square, Malverne and parts of Valley Stream. If those areas aren't within you're budget reevaluate and wait if possible.
