That was the impression (albeit years ago) I had. There's Brightwaters to the east, West Islip to the west, the golf? country club to the north. The houses north of Montauk might be situated close together in development fashion, but I couldn't recall the area being remotely bad like some of the streets leading (back then) into Bay Shore.

There are a couple of streets downtown in Bay Shore itself that are still cops episodes waiting to break out.

I was in on one street in the area for a few hours a few months back, and there were definitely people who at least wanted us to think they were in a gang all over the place.

I didn't know PJS was getting THAT bad.....I used to live there from 2006-2009 and I always thought the areas by the high school off of Bicycle Path and Old Town Road were pretty decent.....some nice houses in those areas actually....

Bay Shore to me seems a little worse because you have the South Shore Mall, and you are also right on the border of Brentwood and to a certain extent CI if you are near Carleton Ave.

PJS borders Mt. Sinai and Setauket so those are much better towns....

Actually the uptown Port Jeff area from North Country Rd to the tracks is where a lot of the kids from PJS hang out along with the illegals who live in the apartments in the area. Do you really expect a high class area to breed gang members? These lowlifes are from all over PJS and other towns. I believe this is because Port Jeff Station doesn't really have a downtown area like PJV. And they can easily walk back and forth over the train tracks.

Sorry, but this is ridiculous unless you meant to say "south of Sunrise." Most of Bay Shore that's actually in the Bay Shore SD (or Islip SD), and not Brentwood SD as with many "Bay Shore" areas, falls between decent and very nice. Most of the neighborhoods south of Montauk are quite expensive.

The place I'd most want to avoid in Bay Shore is the area around the high school, bordered by Brook Ave, 3rd Ave, and Sunrise Hwy... on and around Redington St, and 1st and 2nd ave are pretty bad too. Otherwise, aside from the occasional shady block, it's a pretty good place to live. Post up here if you find a place you want to look at and I can tell you if the area's good or not

I was near one of the schools directly south of sunrise and I made a wrong turn and ended up on a street that looked like a poor town in the deep south. the street and houses were tiny

Just read this:
Please join us for our November monthly meeting on Tuesday, November 22, 2011 at 7:00 PM at the Comsewogue Public Library, as The Port Jefferson Station/Terryville Civic Association welcomes Port Jefferson Village Mayor Margot Garant to discuss the "upper port" development plans.
