It seems like here on Long Island, there are 6 main types of single-family houses;

1. Hi-Ranches/Raised Ranches
2. Splanches/Split Levels
3. Center-Hall Colonials
4. Capes
5. Ranches
6. Vintage Colonials (mainly near train-tracks/downtowns)

Anyways, a lot of people don't seem to like hi-ranches but I find most to be pretty large and have a good utilization of space.

Which style do you consider to be the most desirable?

If you've worked in real estate, which seems to be the most desirable housing choice among your clientele?

For my money, it doesn't get much better than a well-kept colonial (CH or vintage, love 'em both) on a nice South of Montauk property

Colonial. Keep the bedrooms upstairs and away from social areas.

Definitely Colonials.

A few others that are fairly common:

Tudors, Victorians, Bungalows/Cottages.

I like ranches. My house is a 2 bedroom ranch. I hate going up and down stairs. I wish my washer and dryer were on the same level, maybe someday it will be but for now I'll go up and down the basement. My friend has a 3,000 sq ft ranch in Lake grove and I love the layout because the 4 bedrooms he has are way on the other side of the house away from the great room and kitchen where most of the entertaining is done and he has 4 bathrooms, no basement though.

In my experience most people are either looking for a colonial or a ranch. Personally, I think that splits are kind of choppy. In a splanch, the living room is largely wasted space. And high ranches lack charector.

A oversized ranch with a full basement.

I don't want to be walking up and down stairs when Im 80 years old. I like everything on one level.

We loved the layout of the Colonials (vintage and CH) while we were home shopping. We are in contract for a CH Colonial w/ sunroom.

We looked at going south of Montauk, I call it SoMo, but after driving around the aftermath of Irene we said kthxbye. House is closer to Village Main Street than most houses SoMo so I don't think I'm missing anything except for the label, and perhaps the view (which I couldn't afford anyway).
