I bought a house in East Yaphank a year ago last March .. Bill Willits was also our agent..He isd great, I told him what I wanted and he delivered it when showing me homes .. the house is not perfect, but after looking other areas, Wading River, Rocky point, south Shirley, Patchogue and Ridge, with this house I got the best bang for my buck.. I have a huge backyard, a lot of porch and my home is 1800 SF. I am happy here, there are many beautiful homes in this area.. yes there are rental dumps too .. but I had that living in other areas also.
I have close access to the LIE and the water and for shopping I go east or north. Nothing beats the backroads here either.. it is like stepping back 50 years in time .. I love it here ...

It all depends on your definition... great schools, cheap homes, golf courses, easy commute????

Example: Although prices are high, Melville is a great deal compared with towns further west (towards NYC). Depending on where you work, you can get MUCH more house for the money then in Roslyn, Jericho, Manhasset, Syosset, or Woodbury? IF you are spending $800+.

My taxes in EI were over 15,000 a year .. I lived south of montauk but not on the water and my house was not terribly big. I have relatives who live off of carleton and their taxes are close to 8,000 I think that is high especially once your kids are out of the school system.. so I moved and I am happy where I am now . Where I was in EI we had kid problems, pretty bad for a while. We had vandalism at holiday time too, the houses were also turning into mini mansions .. LOL .. I would take the country back roads over the mini mansions anytime !

I'd define it as a relative bargain in comparison to its neighboring towns.
An underachiever with significant upside.

With that being said...is Melville a good value?
