Here's an example almost identical to what the OP is looking for and much lower than $200/sq ft:

Property Details for 2310494
Colonial, Detached,
10 rooms, 5 Bedrooms
2 Full Baths , 1 Half Bath
Approx Interior Sqft: 3778
2010 New Construction
Construction: Frame
Lot Size: 80 X 100

03/10/2010 Sold Price: $341,000
1/24/2011 Sold Price: $799,999

$799,999 - $341,000 = $459,000 gross revenue

$459k/3778 Sqft = $121 per sq foot cost for the buyer

That's with demolition of the old home, fees, taxes and the flipper's profit factored in... And it didn't take very long to sell.

This looks about average/above avg for new construction on LI.

Look at the taxes on the listing -- that's way too low to be 100% new construction. Yes, the words 'new construction' are used in the listing, but that doesn't mean it's not the original foundation or a ranch which has been substantially added to. I've seen that out here on several occasions. We have one house a block over which was 'new construction' but still retains much of the old home's first floor bones.

Long story short -- new construction in a listing can be a tad misleading.

I disagree, although I have seen this done with using the existing foundation, I've seen them do full new foundations etc houses 3000 swft plus selling around 800k on houses purchased and knocked down priced at 380-450K I've seen it thoughout wantagh and massapequa

I could be wrong in this case. Digging about the mypropertysearch website, it would appear that the taxes will be going up, up, up. Valuation went from 869 to 1939. Ouch.

As for taxes, since I have been combing through all houses in the vicinity, I wonder if this new construction was using old foundation or what - they seem to be paying in the neighborhood of $3,700 in taxes, while realistically should be more like $30,000 (similar to the McMansion across the street)...

It was a similar story seems like - purchase for $415k in 2008, re-build in ?.

The old Tudor had a lot of personality which was sadly not considered when the new structure was designed. The tile in the bathroom looks like it could have been original. I am betting it was torn out as opposed to salvaged.

It was a similar story seems like - purchase for $415k in 2008, re-build in ?.
The original house was a run down little cottage which was completely surrounded by trees -- the garage was toward the front of the property but barely visible through the trees. The cottage not visible at all from the street. A local builder (who hangs out at the SBYC an awful lot) bought the property, razed the house and garage and cut down most of the trees. All new foundation. It's legit, and I think it might still have an open permit -- which is why the tax increase hasn't been triggered. Once the permit is closed and a CO is issued -- the taxes will go up accordingly.

The house across from it is the SBU Rugby Party house which once again made the local paper:

True to Zillow form, there is the lot size stated as 3,484,800 sq ft or 80.00 acres!!! Anyone want to buy a bridge???

If a contractor says he could do that number on L.I. I wouldn't leave a cash or any another type of deposit .

A tear down an new build 3750 sft home for 53 a sqf maybe in 1979 or 1980.
