Actually "hate" would be way too strong a word and even these 10 I know there are at least a few things I like about them. I'm a huge Long Island fan in general, everything from Bellerose to Fishers Island. I'm also not a wealthy person and I'll eventually have to relocate off the island. I don't mind getting away for awhile and seeing a little bit of the rest of the world either, but my goal will always be to get back here. It's a great place for completely intangible reasons.

But anyway, here's my reasons for this very non-scientific list...

Manhasset Hills - In my eyes, the least appealing area of Nassau County aesthetically while also being quite pricey and sandwiched into an area that is a complete traffic nightmare. This is just a town that seems completely devoid of any culture whatsoever. Bland upper-middle class housing is probably my least favorite thing about Long Island, this is the center of the universe if you're into Lexus SUVs and wild jaunts to Bennihana.

Dix Hills - I personally never met anyone I ever liked from Dix Hills. Ever. It also suffers from the stylistic faults of Manhasset Hills but there are a few more scenic areas and some really gaudy looking starter mansions which are always fun. I'm sure there are some cool people from Dix Hills, but until I meet them this stays at #2 on my list!

Roosevelt - I'm actually a supporter and fan of Roosevelt (see another post I made about the Roosevelt School District a couple minutes ago) but at the same time I wouldn't want to own a house there. It's probably the only place in Nassau you can say without a doubt that real estate is a bad investment...I give a lot of people who live there credit for not calling it a day and moving upstate, where they could live in mansions for what a ranch costs in the 'Velt...

North Amityville - They hate white people here. That's the impression I get at least, and the ONLY place on LI I've ever gotten that impression. Not to the point where I'm scared to go there, but I don't know why I would want to live there either. It's not bad otherwise...pretty unremarkable really... but it does have a trailer park (where all the white people live)....

Searingtown/Herricks - Manhasset Hills with a little more spunk. I met a bunch of people I wasn't the biggest fan of from these towns (and Albertson) too, but obviously that's not indicative of everyone that lives there...although I probably wouldn't have put it on here otherwise.

North Bay Shore - Stuck between the Bay Shore coastal town vibe and the Brentwood hispanic-immigrant-village-in-the-woods vibe. My impression driving through is always that it's just kinda THERE taking up space between the two. I think the Entemann's factory is within it's boundaries, that might be it's one saving grace....but there's also way too many cops right next door.

Plainview - Center of the universe for another one of my least favorite types of housing...the 1950s split level. I'm noticing at this point that I really don't like towns near the Long Island Expressway....there might be something to that. This is another one where I've met folks who make a loaf of bread seem like it has a ton of personality. Again, sure it's not everyone.

Great Neck Plaza - Too many huge ugly buildings + second most densely populated area on Long Island = probably full of people who I don't have a lot in common with. Some gems here and there, lots of traffic. I honestly don't even know a lot about Great Neck Plaza.

Hauppauge/Islandia - This honestly doesn't really deserve to be on here either, but it's another one of those expressway areas and it's a weird mix between cybertronic futuristic dot.com boom office buildings, industrial complexes and chopped up ancient rural dwellings. It just kind of bugs me out. It doesn't make any sense.

West Babylon - The ONLY part of West Babylon I hate (and I do hate it) is the industrial complex near the old Town of Babylon landfill. What a stench...I used to play in a band that practiced in a studio over there, it was nauseating at times and the parking lot was always full of garbage water that flowed either out of graves or down the garbage hill, sure I caught many diseases from it.

As you can probably tell I'm not very serious about any of these

I never said it was about being white, it just "happens" to be white. So I am asking you to suggest to me a town that just "happens" to NOT be white, that has all of the above and I would like to take a drive there (without having to worry about being alone, driving at night, having a door unlocked, looking at someone the "wrong way", etc).

I will be waiting for a reply.
I thought of this post while I was driving through Lakeview today...how about that one? I think it fits all of your criteria and is 77% black according to the 2000 census....I'm not sure what school district it's in but it's gotta be either Malverne or West Hempstead, I think both of those are considered good (?).

I have heard of it, don't know anything much about it. Where is it? I would love to drive through one day and check it out.

It's tucked in right between Malverne and Hempstead Lake, hidden pretty good. Housing looked pretty modest (even the older ones) but well maintained. I'm not really familiar with it either, don't recall ever driving through before today....but if somebody told me it's an unsafe neighborhood I would be shocked.

I have to be in that area again tomorrow, maybe I'll stop by and scope it out a little more.

Default 10 Worst

1) Dix Hills
2) Commack
3) Smithtown
4) Hamptons (All)
5) BelleTaire
6) Miller Place
7) Mount Sinai
8) Cold SPring Harbor
9) Muttontown
10) Syossett

All are filled with upscale types who think they are better then everyone else.

The schools are all like a bad episode of "My Super Sweet 16" of MTV fame.

Danger in these places like you can't imagine.

I guess what youre saying is what are the 10 most snob towns on the island.

IMHO Shoreham is way worse than Miller Place and Mt Sinai

I will be waiting for your reply.

I don;t know any town on Long Island that will meet all of these criteria.

Clarify:

a) safe - Menaing what?
b) desirable - Menaing what?
c) great schools - Menaing what?
d) good property values - What is a good propoerty value these days?
e) well kept homes - SPecify?
f) low to no rentals/illegal rentals - Why is this a problem for you?
