So I found a great house in a great neighborhood with excellent schools but...it's on a busy street (2 lanes). Is it worth it? Does anyone live on a busy street, any caveats?
1) forget the kids playing in the street/learning to ride a bike/etc.
2) noise of passing cars, worse if the road is traveled by trucks
3) resale will be difficult, as it scares most buyers away
I bought a house on a busy main st.& I have 3 little children. I have no problem especially when we had snow,the street gets plowed 1st before my neighbors.When we had the hurricane & the blackouts ,we had no problem since main streets always get lighting 1st. I love being on a main street.We do have a large fenced in yard for the children so no worry about play time.
-I'm not going to hang out in my front yard anyway. The house I selected has a large backyard which I have fenced in completely.
-The speed limit on my street is 30 MPH (same as for side streets).
-My neighborhood has sidewalks for the kids to ride bikes on, etc and nice parks.
-It can be annoying when you need to back out of your driveway, but we have traffic controls that mitigate this.
- No one, including me, can park in the street in front of my house. My driveway is big enough for our cars plus room for about 3 guest cars. I'm happy people can't park in front of my house.
- Yes, my street does get plowed first.
- Road noise is not really a problem.
- If you choose, you can always try landscaping solutions like leyland cypress or arborvitae planted close to form a hedge.
- When I put up christmas decorations, I'm inspired that lots of people will get to enjoy them.
The way the houses in my neighborhood were built, the homes on the busy street have backyards twice the size of the homes on the side street. I estimate that my home would have cost about 20% more if it were located there. So I got the bigger backyard at a discount.
Its always a steal till it comes time to sell, but I guess there's an ass for every seat lol.
Anyway we were that ass once, we lived on one when my sister was a tike(on a much quieter Island), she got past the fence one day and darted out to the road stopping traffic in both directions.My Mom freaked out, thankfully she was ok but suffice to say we sold the big Colonial(at a big loss)quickly, and moved to much smaller Ranch on a cul de sac nearby for more money. Its now a college flop house, I guess they couldn't sell as the road got busier.
Can I take a guess and say that this house is on New Hyde Park road in Garden City?
LOL, that's what I was thinking. There are many better options in GC for the same price range if that's the case.
I wouldn't want to live on that kind of road. I am thinking of NHP Road, Stewart Ave, and Nassau Blvd in GC. All are speedways at all hours, all have truck traffic (GC police sets up a periodic truck stop on NHP Road) and it will be a daily chore just to back out of your driveway. And there's pretty much no where to park if you have people over. If/when you have kids, your heart will be in your mouth every time you're in your backyard, and a fence will only partially ease your fears (eventually they'll learn to unlatch the fence).
If the house were on Stewart or Nassau, you'd at least get the "prestige" factor. People will actively look to buy on those kinds of streets sometimes.
I agree with Crooks - needs to be an AWESOME bargain to go for it.
