I live in the Village of Hempstead. Every Feb they take property tax grievances. I submitted mine and today received a letter than my taxes have not been reduced. They base this on a claim that the proof of value which I submitted (Nassau County's record of sale price) was not sufficient. Can I sue them in small claims court to have my assessment reduced or do I need to wait until next year and just go through the process again?
They claim a value of $262K, I paid $145K (the house was listed at 159). Larger houses in better condition have recently sold for around $225K.

Yes, you can! There'll be a small court fee (I believe it's $30).
I did similar, but had the appraisal report and recent sales with me as well as my HUD-1 proving the actual sale price.
