How are the cancer stats for CT? Or NJ for that matter? I highly suspect the issue of cancer is not just a LI thing and to avoid the suspected factors would mean to live on untouched ground. Which would basically mean living in Bumfuk, with little to no job opportunities, no friends and family nearby etc. The latter certainly doesn't sound like a better option to me.

I cant speak for other states ...but as I understand it,we are the worst spot in the country for Breast Cancer and Port Jefferson is the worst spot on the Island.

I went to Port Jeff HS back when Mount Sinai kids went there, it was a great place to hang out. We never really went to SB to hang out much, but my bro lives there and likes it, his little ones arent in school yet. PJ teachers were nice and it had advanced classes but im not sure how the school is now with the split. There are snobs on both Stony Brook and Port Jeff (and now Mount Sinai as it has built up). If you want away from snobs, but still like a walkable town check out Sayville, 20 minutes south. The schools are great and my kids love it here and are sad we are relocating south.

If you want to get away fron the Snobs and stay North
Go with Miller Place, Sound Beach or my pick for best buy ...Rocky Point
You can be waterfront in the 6s
Great Schools-Great Towns 10 mins to Port jeff if you need a burrito(but pass on the tap water)

Wow! Another person moving south! It seems to be the trend lately. Carolinas or Georgia? It seems everyone is going to those two areas.
I have already lost 3 friends to the south. We considered it ourselves a while back, but I put the kabosh on it. I just couldn't get into the whole slow pace down there, although it is darn pretty. Boring, but very pretty.

We, the taxpayers pick up their bill. Not the University. Shirley Kenny (president of the U.) has a small racket going on with that.
Recently Stony Brook acquired 100+ acres of Gyrodyne property. Currently they have buildings under construction there. It's along the lines of a technology park. You can see them from Stony Brook Road. They will pay NO TAXES for any of those buildings ever. That land acquisition took those used-to-be-paid real estate taxes off the books forever and should have resulted in increased RE taxes for the rest of us. Fortunately, NYS has made up the difference (don't remember the history of that, but I think it set a new precedent in terms of law).
I live in Strathmore - my taxes on my basementless house is around $8000/year and that's including STAR. So, taxes aren't all *that* low here.
Ward Melville HS has many more courses than Port Jefferson HS - but there are tradeoffs. I personally like the size of a smaller high school. More of a community feel. And sometimes those great course offerings we have at Three Village are cancelled due to budget or lack of enrollment.
Ward Melville has it's pros and cons. What I really think it all boils down to is what a student makes of the experience wherever they go to school. It's up to them to take part in extra curriculars, etc. or not.
Regarding towns, Port Jefferson actually has a town. It makes a nice destination and has a lot to offer in the way of entertainment at night. Doesn't roll up it's sidewalks by 8 PM.
Stony Brook has 3 strip mall shopping centers posing as a town. They are strip malls dressed up with nice street lights and well-maintained flowers. There are innumerable strip malls all along Route 25 if that's what turns you on. None of them are called towns. In Stony Brook there is a pretty millpond where you can feed the ducks and geese and even take a walk at Avalon Park in back of it. Also, the *town* area is very picturesque and Stony Brook Harbor is a stone's throw away along with a town beach right around the corner. Very quaint. Very pretty. However, there are only 2 restaurants open past 5 PM when the stores close for the day and other eateries close for the day. The place closes down. Very empty. Three strip malls do not make a town. At least not where I come from.
My choice would more than likely be for Port Jefferson - it's got the town, the town amenities (tennis anyone?), community feel, etc. Quality schools. Hard to go wrong with that.

Perhaps I was wrong about SUSB but under 8k is still a steal for that area.
Something's got to be helping you out if it aint the college.
The no basement thing is a bummer when pipes break but other than that I didnt miss it when I was in the H section.

8K taxes isn't great for our very mediocre, lower middle class area. Most of our properties here are about 1/3 acre and no basements. People on Strong's Neck pay less than we do for more property and houses with basements and storage. Plus Strong's Neck is a more desirable area as far as scenery and location go. Also, these Levitt specials are about 40+ years old now.
So, Clamboy, why don't you try and stop the bulldozers and cranes at Gyrodyne? It took about 3 - 4 years to slow down the process. We all knew that eventually the machine at SUNY would win out.

Sadly theres very little Middle Class Stony Brook left
(let alone lower middle class unless 475-500k is now a Lower Middle Class home in Strathmore).
Theyre either in Selden, Sound Beach or North Carolina per my 25 year WMHS reunion.
8ks not too too bad for North Shore LI....you could do a lot worse school wise.
I do agree with you, I have a friend in a 975k Setauket "Historical Home".....2500 yr for 2 acres.
Total BS.
