Talk to your attorney and let him know about the termites. They should be able to tell you where to go from there. I wouldn't worry about who pays for the inspection. If you have to pay, then it's well worth it IMO. I personally think it's better for you to hire the terminator yourself becuase they are working for you and in your best interest, not the seller. You want the seller to fix the probelm to your satisfaction not theirs. If they don't then walk away from the offer. Termites can do a lot of damage and you don't want to be stuck with it. There are different types of termites and some are harder and more expensive to get rid off. Also, if they've been there for a long time the damage can be extensive. Protect yourself.

I can't give you advice as to how much to lower the price at this point because it may cost a furtune to fix the problem. But you maybe able to get them to lower it and have them fix the problem at the same time. Just make sure the terminator is someone you want and not the sellers.

As far as I'm aware off the bank don't do their own inspection. It's the ispection that you pay for that they rely on.

That's correct.

The lender will request a copy of the termite inspection report, which - in most cases - is included in the inspection.
If you look through your report, there should be one called the "Wood Destroying Insect Inspection Report", Form NPMA-33; that's the official inspection report specifically for termites and such. Page 2 of this form explains everything in detail.
If your inspection did NOT include a termite inspection, it is your responsibility to have one done.
