First thing is first.

Get an inspection done. The inspection will reveal everything which REALLY needs to be done - that which any potential buyer will ask the seller to do or in lieu of.... lower the price.

Then do it!

Get rid of the carpets. Poly the floors. Hopefully, there have not been hidden pet accidents.

Get rid of the wallpaper. Spackle and paint. Light neutral colors!!!!!

If faucets etc look worn/corroded - replace.

Get rid of any dated window treatments. Use mini-blinds.. let the sun shine through! WASH THE WINDOWS!

DECLUTTER.. DECLUTTER....DECLUTTER - I cannot emphasize that enough.

If anything is missing - tile, trim, etc - replace it.

I would not update the kitchen or baths. Your taste may not be the buyer's. The house will be priced appropriately to reflect the updating needed.

Most people have too much furniture in their rooms. Get rid of it. Make the house LOOK spacious!

CLEAN OUT THE CLOSETS. Closets stuffed full tell potential buyers there is not enough storage room.

Curb appeal - very important. Take care of everything outside. Plant inexpensive annuals for color.

And clean the house like you've never cleaned before...including the basement and attic!!

We just sold two homes and have another one in contract. We decluttered. Last summer we painted the house, two summers ago we put in a granite counter top and stainless steel appliances. We decluttered again. Three years ago we replaced the carpets and put in pergo.

Our home was 11 years old, and move in ready. We priced it well and had an offer in 15 days. Two homes in our neighbourhood are still on the market for over 3 years.

Price Price and Price it well. Dont be bothered by thinking you can make money etc.

OK, looks like most people don't recommend doing major renovations? Any other poll voters want to weigh in?

The house looks pretty good from the outside--people have commented on the nice landscaping. Fortunately this family knows their limitations and has been having a landscaping company in regularly.

As for paneling the house has the most I've ever seen. During a family party we did a paneling scavenger hunt and counted 7 different kinds of paneling.

Looking for the same info also, assuming just make minor renovations to look updated and presentable uncluttered, nice landscaping too
