OP, if you are so worried about the appraisal- perhaps you are making offers that are not far below the asking price.l.i agree w the others - you should have a 15K cushion if you want seller concessions (which you may not even get, so why plan for it?). If the comps of houses are all in the 350-375K range, then you should offer 350K and if that's more than what you can pay, then you cant afford the house - plain and simple.

Before I made an offer on the home, I was told that the house was listed to sell. To me, that means that the home was priced below its market value. A house that is priced to sell, would conceivably receive multiple offers, right? The house was listed for 3 days before an offer was already placed on this home and I fought through 2 more offers before ours was accepted (offer was below listing price). So, given that, I do believe the house was priced below its market value.

The question is, does my offer fall within the cushion that I believe exists?

I know no one has actually seen the house in question. Simply put, do people think that a typical 3 bedroom, 1.5 bathroom home in South Bellmore could appraise for $380k?

Where in South Bellmore because it totally depends on where the house is located..if its really south, (past Merrick Road and by the water), probably not..but if it's north of Merrick- sure!! It's all about the SPECIFIC block and immediate area..this is why comps are just a guideline but you will have to wait for an official appraisal for the actual number. I don't think a real estate agent can even answer this question without more facts.

The MLS number is 2511211. However, it just got delisted today because we are officially in contract. I thought that maybe they would list it as "pending", but they completed took it off every listing all together. However, Zillow has the actual description.

Once a house in in full contract (both parties have signed), MLS lists it as "under contract" and as per their guidelines is now "unavailable". As agents we still have access to the information of course, but to the general public it's gone from view...

You can still find it though if you have the address and/or ML # (Redfin is great).

I am not an agent, but it looks like there was one other ranch in your immediate area that sold within the last six months (2466 Army Place). It has a more square footage (1630 vs. 11746) but the lot is smaller and it doesn't have central air. It sold for $350k. I'm sure your agent was able to find some other more favorable and recent comps to help your cause.

You can get this listing even though where I looked it does say "under contract". Other site said "listing removed". Just type in the MLS # OP listed in google search...whole page of that listing comes up. It has no garage, just carport. Kitchen looks small and needing updating. The location is corner sort of, adjacent houses have waterfront but thsi house has "waterview" I would make sure to check basement as it is really on the water.

Can not go wrong on neighborhood. You are getting into this wonderful neighborhood at a great price as far as I am concerned.

Thankfully the house has never flooded. It sits on a lot where the land slopes off the house so it has a very good natural drainage to the street.
