Here are some boarders of where to buy in Rocky Point. In North Shore Beach try to stay east of Friendship, Hazel, and Fountain and west of Rosewood, and Gardenia. The mid-section of NSB, the area between Rosewood and Friendship, isn't that great, and in my opinion has the largest amount of homes needing TLC. I hope I didn't offend anyone, obviously there are many nice homes in this area, I'm just giving my opinion of where the better parts of Old Rocky Point are located.

Thats the area to look at in Rocky Point for upscale bungalows.

Those are definitely some cool little houses. I've been driving out to the North Fork every weekend for awhile, trying to check out places along the way...so far I've got Shoreham, Miller Place and Mount Sinai in that area, one of these days I'll make it through RP/Sound Beach.

Shoreham (village) is incredible.

Cboy----the homes you sent me, and the short sale one rckypt sent me, were better than even the list isabelle sent me today, although she overlapped with two of yours, so I'm melding all 3 lists, distilling out what looks good (some she suggested seem too suburban to me, and i don't like panelling inside homes)

I hope to look at some more soon.

Please guys keep me in mind for others you see because you seem to have fantastic instincts as well as, obviously, a long history in this area

Great view of the sound from way up high, very impressive housing - old and new (and I hate most newer construction), lots of tall trees, winding streets....even saw two deer on somebody's front lawn. Previously my only experience there was driving along 25A which couldn't be any more boring in that area, didn't expect it to be so nice about a half mile north.

I imagine it's waaaay expensive but I saw a couple people walking around the neighborhood and they actually waved to me, even in my piece of crap automobile. Imagine that? So based on that I'm assuming it's not too snobby. I'm also assuming Rocky Point/Sound Beach has similar terrain, because of the proximity, with more modest homes...those ones that clam posted I think are really cool and unique.

You saw two deer...
My whole intention is to find a neighborhood without deer because of the threat of lyme disease, which I already got in Connecticut and is chronic. Therefore I do NOT want deer on my lawn. They bring ticks. That's how I got it, on somebody's lawn where deer ate her flowers. It is really epidemic in areas where deer are frequent. Field mice also carry ticks of course. My friend in Southold got lyme but got over it quickly. However a Brooklyn couple I know who have a summer home in East Marion (?) on the tip of the northfork, every golden retriever they get, eventually gets lyme and *dies* of it. They've had 3 die of it, whether caught early or late.

The areas I looked in Rocky Point, nobody in the neighborhood had any deer. Small homes, small plots, small winding streets. Deer might be across the highway in the woods, they said.

Thoughts anybody? Was talking today with a doctor friend of mine whose family has chronic lyme (except the youngest son is totally healthy) and she said don't move to Long Island period. They moved to the southwest. They used to live in Great Barrington Ma on a big wooded proeprty. Her parents live in East Quogue. She said there's lots of lyme *there*. Anyway, I said, I think it depends on the neighborhood. She ethought about it and said, you might be right as nobody in Pittsfield MA seemed to have it but lots of people in Great Barrington did. I mentioned this to Isabel Lapadula too. If you live ona certain kind of high end wooded property you may indeed get deer visiting a lot. That is not what I want. I want to be able to walk into my backyard in my bare feet and not worry about ticks.
